Tiling costs about ₹80–150 per sq ft in India in 2026 (material + labour) for ceramic or vitrified floor tiles, as reported by NoBroker's installer guide of 10 April 2026. Labour alone is reported at ₹25–45 per sq ft for floors and ₹30–50 for walls.

Our worked build-ups below come to ₹106.70 per sq ft for a basic ceramic floor and ₹167.75 for vitrified tiles on adhesive, before whole-box rounding. They are budgeting examples, not a price survey. Bathroom walls and skirting are separate quantities. For your own quantities, get a BOQ from your drawings.

Use the room-wise tile calculator to calculate boxes, adhesive bags, grout and skirting from your room dimensions with editable material and labour rates.

Installed tiling rate versus tile purchase price#

A tile labelled ₹90 per sq ft does not produce a finished floor at ₹90 per sq ft. The order needs a cutting allowance and whole boxes. Installation also needs a suitable base, fixing material, grout, labour, handling and the contractor's margin.

Ask which of these three scopes a quotation covers:

  • Tile supply only: approved brand, model, size, finish, shade/batch and quantity delivered.
  • Labour only: setting out, cutting, laying and joint finishing. Agree separately who supplies adhesive, mortar, grout, spacers, cutting discs and lifting equipment.
  • With material: tiles and the specified installation system. State whether levelling, demolition, waterproofing, skirting and transport are included.

“Floor tiles cost per sq ft with material” should mean per sq ft of finished tiled surface. It should not silently mean the flat's saleable or built-up area. Use the house construction cost calculator for the whole-building budget, then replace its finishing allowance with measured trade quantities.

Material and labour rate table#

Installed ceramic or vitrified flooring is reported at ₹80–150 per sq ft, and our own build-ups land at ₹106.70–167.75. Sources checked on 20 October 2026. Conversions use 1 sq ft = 0.09290304 sq m; per-sq-m figures are rounded to the nearest rupee unless shown to two decimals.

The supplier evidence is Orientbell's vitrified tile price table. These are listed product-category prices, not a delivered site offer. A cheaper local ceramic tile in our example is a ₹40 allowance, not an Orientbell quotation. Replace allowances with the selected SKU and a written delivered price.

Do not combine the lowest tile price from one package with an installation rate that assumes another tile size.

Tile, bed, adhesive and grout#

Article table: Component How to price it What the tiling quote must

LabourNet laid area × agreed laying rateCuts, pattern, slopes, grouting and protection
SkirtingNet length at an agreed height, or its face areaCut tile or factory skirting, edge finish and fixing

Adhesive versus mortar bed: a thin adhesive layer requires a suitable, prepared substrate. If the floor needs screeding or significant levelling, measure that separately. An adhesive quote over a ready screed and a mortar-bed quote over an unfinished base are different scopes.

Roff's coverage calculator varies consumption with application thickness and warns that surface unevenness and application method affect actual use. Its Vitrofix product guidance also makes clear that tile adhesive does not replace waterproofing. Specify the selected tile-and-substrate system with the installer; do not assume a universal bag coverage.

For bathroom tiles, obtain separate prices for the floor finish, wall dado, waterproofing, slope formation, drain cuts and thresholds. A quoted “bathroom tiles rate” without the tiled wall height cannot establish a bathroom total.

CPWD DSR 2023 tiling references#

CPWD DSR 2023 prices 600 × 600 mm vitrified flooring on a mortar bed at ₹1,553.45 per sq m, or ₹144.32 per sq ft. These are schedule benchmarks taken from public tender documents, not October 2026 quotes or labour-only rates.

Article table: DSR 2023 reference Work covered ₹ per sq m ₹
DSR 2023 referenceWork covered₹ per sq m₹ per sq ft
11.41.2Supply and lay 600 × 600 mm vitrified floor tiles on the specified mortar bed1,553.45144.32
11.46.2Supply and fix 600 × 600 mm vitrified tiles in skirting, risers or dado, with the specified backing1,623.05150.79

Item 11.41.2, under 11.41, specifies a 20 mm cement mortar bed in 1:4, cement slurry at 3.3 kg per sq m, and joint finishing with white cement and matching pigment. Both rates appear against their DSR 2023 item numbers in Cochin Port Authority's addendum dated 8 April 2025. For 11.46.2, the backing is 12 mm mortar in 1:3.

The skirting rate is per sq m of the vertical tile face. At 100 mm height, one running metre has 0.10 sq m of face area. ₹1,623.05 × 0.10 = ₹162.305, rounded to ₹162.31 per running metre. It is not ₹1,623.05 per running metre.

Do not apply the floor item to every wall finish, or add a second mortar-bed charge to an item that already contains it. A change to adhesive, tile size or grout needs the matching specification and rate analysis. Check the contract's edition, applicable CPWD correction slips, tender adjustments and inclusions before billing.

How the rate is built: vitrified tile laying cost#

Vitrified tile on adhesive works out to ₹167.75 per sq ft in this 20 October 2026 build-up, priced per 100 sq ft of net dry floor. It assumes a prepared, level substrate; straight laying; ordinary cementitious grout; and no demolition, screed or waterproofing. All inputs below are editable allowances. They are not CPWD DAR labour constants.

Article table: Input Quantity Assumed rate Amount Vitrified tiles, including 5% cutting
InputQuantityAssumed rateAmount
Vitrified tiles, including 5% cutting allowance105 sq ft₹90/sq ft₹9,450
Suitable adhesive40 kg₹40/kg₹1,600

Handling and small consumables allowance100 sq ft₹3/sq ft₹300
Direct subtotal₹15,250
Overheads and profit, assumed 10% of subtotal₹1,525
Installed cost of 100 sq ft₹16,775
Installed rate₹167.75/sq ft; ₹1,805.65/sq m

The arithmetic is ₹9,450 + ₹1,600 + ₹400 + ₹3,500 + ₹300 = ₹15,250; × 1.10 = ₹16,775. Forty kg means 0.4 kg per sq ft, or about 4.31 kg per sq m. This is a pricing assumption to replace with the chosen adhesive's coverage, not a product recommendation.

The labour-only rate is ₹35 per sq ft in this example. The ₹167.75 rate includes material and the assumed margin. Do not add the labour charge to the installed rate again. Whole-box purchase rounding is added in the flat example below.

Sensitivity is easy to check: a ₹10/sq ft rise in tile purchase price adds ₹10 × 1.05 × 1.10 = ₹11.55/sq ft installed before box rounding. A ₹5/sq ft rise in labour adds ₹5 × 1.10 = ₹5.50/sq ft installed. See rate analysis for finishing work for the wider method.

Basic floor, wall dado and skirting build-ups#

These use the same assumed 10% margin. They are budget allowances for the stated scope, not city market rates.

Article table: Scope Direct-cost calculation Direct rate Installed rate Basic ceramic floor
ScopeDirect-cost calculationDirect rateInstalled rate
Basic ceramic floorTile ₹40 × 1.10 + bed ₹12 + grout ₹3 + labour ₹35 + handling ₹3₹97/sq ft₹106.70/sq ft
Ceramic wall dadoTile ₹50 × 1.10 + adhesive ₹16 + grout ₹4 + labour ₹45 + handling ₹3₹123/sq ft₹135.30/sq ft
4-inch skirtingTile ₹90 × 1/3 sq ft × 1.15 + fixing/grout ₹6.50 + labour ₹25 + handling ₹2₹68/running ft₹74.80/running ft

The floor's ₹12 bed allowance needs replacement once its thickness, mix and base condition are known. Wall adhesive consumption must also be checked against the selected product. Skirting assumes separately purchased cut-strip stock with 15% cutting allowance; it does not assume that every floor offcut can be reused.

Per sq m, the basic floor rate is ₹1,148.51 and the dado rate ₹1,456.36. Skirting is ₹245.41 per running metre, at the stated 4-inch height. Changing the height changes tile consumption. Epoxy grout, edge polishing, niches, mosaics and large-format handling need their own lines.

Measure floors, skirting and dado separately#

Floor, skirting and dado are three separate quantities: floor in sq ft of laid area, skirting in running ft at a stated height, and dado as wall length × tile height less openings. Start with a room register: room ID, drawing/revision, finish code, length, width, exclusions and net area. Link the finish code to a tile SKU and fixing specification.

  • Floor: measure the area actually receiving tiles. Split different finishes, terraces and wet rooms. Record any untiled fixed footprint rather than deducting all furniture automatically.
  • Skirting: measure the relevant wall lengths less doorways and stretches receiving full-height dado. Record height, corners and returns. A running-foot price cannot be compared with a square-foot price until the height is known.
  • Wall tile dado: wall length × tile height, less agreed openings, plus applicable tiled returns/reveals. Keep niches, shelves and borders identifiable.

The examples here use geometric net areas with full stated deductions. Record the measurement rule your work order uses; do not copy plaster opening rules into a tile bill.

For a 5 × 5 ft bathroom with tiles 7 ft high: perimeter = 2 × (5 + 5) = 20 ft. Gross wall tile area = 20 × 7 = 140 sq ft. Deduct a 3 × 7 ft doorway: 140 − 21 = 119 sq ft. Floor tiles are another 25 sq ft. This example has no window and omits tiled reveals; add them if they are in the agreed scope.

The complete finish register belongs in the BOQ for interior work, alongside ceilings, paint, joinery and other finishes.

Worked room takeoff#

A 5 m × 4 m room needs 15 boxes of 600 × 600 mm tiles, at a 5% allowance and four tiles per box.

Net area and purchasing allowance#

A rectangular room is 5 m × 4 m = 20 sq m, or about 215.28 sq ft. It has no untiled deductions.

Article table: Step Calculation Result Net laid area 5 × 4 20
StepCalculationResult
Net laid area5 × 420 sq m
Assumed purchasing allowance20 × 5%1 sq m
Required area before box rounding20 × 1.0521 sq m

BoxesRound 21 ÷ 1.44 up15 boxes
Purchase quantity15 × 4 tiles60 tiles
Purchased coverage15 × 1.4421.60 sq m

The laying bill remains based on 20 sq m under this example's net-area agreement. Purchasing 21.60 sq m does not create 21.60 sq m of finished floor.

Use 5% here only as a stated straight-layout assumption. Our wet-floor and wall examples use 10%, and skirting 15%. These are not statutory allowances. Diagonal layouts, narrow borders, many drain cuts and large tiles in small rooms need a cutting layout before ordering.

Check actual carton coverage. A nominal “2 × 2 ft” tile can be sold as 600 × 600 mm; those dimensions are not equal. Pool the same SKU and shade across rooms before rounding boxes, and keep replacement spares identifiable.

Worked example: tiling a 1,000 sq ft flat#

Tiling this 1,000 sq ft flat comes to ₹1,75,759.10, or ₹1,84,547.06 with a 5% contingency, for 800 sq ft of floor, 262 sq ft of dado and 180 running ft of skirting. Assume 1,000 sq ft built-up area, with 800 sq ft of actual tiled floor. The other 200 sq ft is outside this example's finish area, such as walls, shafts or untiled footprints. This is an invented teaching plan, not an 80% conversion rule for flats.

Assume one tile SKU for the 650 sq ft dry-floor group and a different SKU for the 150 sq ft kitchen/bathroom group. Actual product suitability must be confirmed for each location.

Purchase rounding by finish group:

  • Dry floor: 650 × 1.05 = 682.50 sq ft. At an illustrative 15.50 sq ft per box, buy 45 boxes = 697.50 sq ft.
  • Wet floor: 150 × 1.10 = 165 sq ft. At 10 sq ft per box, buy 17 boxes = 170 sq ft.
  • Dado: two bathroom walls at 119 sq ft each, plus a 12 × 2 ft kitchen backsplash: 238 + 24 = 262 sq ft. With 10%: 288.20 sq ft. At 10 sq ft per box, buy 29 boxes = 290 sq ft.
  • Skirting: assume 180 running ft measured after doors and dado stretches. At 4 inches high: 180 × 1/3 = 60 sq ft of face area. With 15% cutting allowance, buy 69 sq ft of cut-strip stock. Confirm the supplier's cutting and minimum-order terms.

These carton coverages are inputs for this example, not claims about a particular product. The metric room above uses its own stated 1.44 sq m box.

Floor work alone is ₹1,26,747.50. With dado and skirting, the subtotal is about ₹176 per sq ft of the flat's built-up area, but that is a project budget ratio. It is not the tile laying rate.

The budget excludes old-tile removal, debris disposal, new levelling/screed, waterproofing, plumbing, stone thresholds, major substrate repair and specialist trim. The contingency does not turn excluded work into included work. Obtain those prices before treating the estimate as a project total.

City notes: compare local scope before local rates#

We have no verified city-wise tile-laying rates for October 2026, so compare local quotes on the same scope. The DSR figures are Delhi schedule references and the supplier table is a price list; neither is a city installation quote.

Article table: Location / project condition What to ask the local supplier
Location / project conditionWhat to ask the local supplier or installer
Delhi NCRDelivered tile SKU price, actual fixing system, and the dated schedule basis if the contractor quotes DSR
Mumbai and Pune apartment workLift/loading access, society work timings, debris removal and minimum mobilisation charge
Bengaluru and Hyderabad flatsWhether the existing screed is ready, whether grouting is included and the surcharge for larger formats
Chennai and other coastal projectsSeparate internal-room and exposed-area specifications; confirm wet-area tile, grout and waterproofing scope
Smaller towns or remote sitesFreight, batch availability, replacement stock and whether specialist cutting equipment must travel

Send the same room register to local installers so their rates price the same job.

Compare two tiling quotations#

A labour-only quote looks cheaper until you add the materials the owner must buy. For 100 sq ft of dry floor, consider hypothetical Quote A at ₹35/sq ft labour only and Quote B at ₹170/sq ft with the same specified tile and installation materials.

Article table: Comparison Quote A Quote B Quoted charge ₹3,500 labour ₹17,000
ComparisonQuote AQuote B
Quoted charge₹3,500 labour₹17,000 installed
Owner-supplied tiles, adhesive, grout and handling from our build-up₹11,750Included, if confirmed in writing
Comparable total before any extra management fee or box rounding₹15,250₹17,000

The ₹1,750 difference is not automatically excess charging: supply responsibility, supervision, replacement risk and margin may sit with B. With our illustrative 10% margin, A's direct-cost build-up becomes ₹16,775. Now the remaining difference is ₹225 per 100 sq ft.

Before signing, record the tile specification, laid area, purchasing allowance, leftover ownership, substrate preparation, grout, skirting height, dado height, payment milestones and treatment of broken tiles. Include acceptance of layout, slopes where required, joints and finished levels. Use the civil work order format to put the scope in writing.

Download and FAQs#

Download the room-wise tiling BOQ in Excel. It contains the 1,000 sq ft flat example, a room register, separate dado and skirting, editable material/labour allowances, box rounding and the 5 × 4 m room calculation. Change the amber inputs for your dimensions and quotations. Totals recalculate; sample assumptions remain visible.

Get a BOQ from your drawings. Our desk measures the floor finishes, skirting and dado from the drawing and finish schedule, with item-wise quantities and scope notes in Excel. House BOQs start from ₹2,500; other scopes are quoted from the drawings. Your first project is 50% off (up to ₹5,000), minimum ₹2,500. Send your drawings for a BOQ, or check boxes, adhesive and grout first with the tile calculator.

What is the cost of tiling per sq ft with material?#

The cited NoBroker guide reports ₹80–150 per sq ft for ceramic/vitrified flooring including labour. Our explicit sample inputs give ₹106.70 for a basic ceramic floor and ₹167.75 for a vitrified floor with adhesive, before whole-box rounding. The tile SKU, base condition and included work decide the actual quote.

What is the tile laying labour rate per sq ft?#

The installer guide dated 10 April 2026 reports ₹25–45 per sq ft for floors and ₹30–50 for walls. These are reported ranges. Our examples use ₹35 and ₹45 respectively. Agree cutting, grouting, lifting and minimum job charges with the installer.

What is the vitrified tile laying cost under CPWD DSR?#

The checked DSR 2023 item 11.41.2 is ₹1,553.45 per sq m, or ₹144.32 per sq ft, for 600 × 600 mm tiles supplied and laid on its specified mortar bed. It is a composite schedule item, not a labour-only adhesive-laying rate.

How many tiles do I need for a 5 m × 4 m room?#

Net area is 20 sq m. At the example's 5% allowance, the order target is 21 sq m. With four 600 × 600 mm tiles per box, buy 15 boxes: 60 tiles covering 21.60 sq m. Check the layout and actual carton label before ordering.

Does bathroom tiles rate include wall tile dado?#

Only if the quotation says so. A 5 × 5 ft floor has 25 sq ft of floor tiles. Its four walls tiled to 7 ft, less a 3 × 7 ft door, add 119 sq ft in our geometric example. Waterproofing, thresholds and plumbing are separate.

Is skirting charged per sq ft or running foot?#

Both are used. Record the height. Four-inch skirting has one-third sq ft of face area per running foot. Our illustrative ₹74.80/running-ft rate includes cut tile stock, fixing, labour and margin at that height.

Is adhesive cheaper than a mortar bed?#

Compare the whole system. Adhesive over a ready substrate avoids pricing a thick bedding layer, but an uneven floor may first need levelling. Product consumption, substrate preparation and laying labour determine the difference. Tile adhesive itself is not waterproofing.

How much does tiling a 1,000 sq ft flat cost?#

Our sample has 800 sq ft of floor, 262 sq ft of dado and 180 running ft of skirting. Its tiling subtotal is ₹1,75,759.10, or ₹1,84,547.06 with a stated 5% contingency. These are worked assumptions with exclusions, not a quotation for every 1,000 sq ft flat.
