BOQ for a pile foundation
A pile foundation BOQ starts with an exact pile count and length, then the concrete, the reinforcement cages, the pile caps and the tie beams. Most disputes come from the count and from what length is paid: cut-off level, founding level, and the empty bore above the cut-off. We trace every pile to its group on the plan and state the length basis on the BOQ.

What usually goes wrong in a pile foundation estimate
- Unclear pile groups on the plan. Grid labels and group types must be matched pile by pile, or the count drifts.
- Length basis not stated. Is the pile paid from cut-off to founding level, or from ground level? The empty bore above cut-off is a separate item in most contracts.
- Concrete over-consumption in bored piles not allowed for in the estimate.
- Pile load tests and chipping of pile heads left out.
