Per-sq-ft quote or item-wise BOQ?
Most contractors quote a house at a rate per sq ft. Two quotes at the same rate can include very different things, and the difference shows up as extras during the build. A BOQ fixes the quantities first, so every contractor prices the same work.

How to use the BOQ with contractors
- Send the same BOQ, with the rate column blank, to two or three contractors.
- Compare the quotes item by item. A very low rate on concrete or steel usually comes back as an extra later.
- Keep the quantities for the build: check the contractor's bills and material deliveries against them.

What is a BOQ for house construction?
A bill of quantities lists every work item in your house, trade by trade (excavation, concrete, steel, brickwork, plaster, flooring, doors and windows, painting), with a unit and a quantity measured from the drawings. Contractors then put a rate against each item, so you see exactly what you are paying for.
How much cement, steel and bricks will my house need?
It depends on your design: column and beam sizes, slab spans, wall lengths and floor heights. Per-sq-ft thumb rules give a rough figure. A BOQ measures them from your own drawings and gives cement in bags, steel in kg, bricks in numbers, and sand and aggregate for your house.
How do I compare contractor quotes with a BOQ?
Give every contractor the same BOQ with the rates left blank. Each one prices the same items and quantities, so you can compare item by item, see where a quote is too low or too high, and ask why before you sign.
What drawings do I need for a house BOQ?
For a simple house, the floor plans are enough. For a luxury home or villa we work from floor plans, section and elevations. Structural drawings, if your engineer has made them, let us measure steel with a bar bending schedule. PDF and DWG both work, and scanned drawings too.
