BOQ for a warehouse, godown or industrial shed
A warehouse looks simple, but most of its cost sits in a few items: the foundations, the floor slab, the roof and the cladding. A measured BOQ shows how much each one costs, so you can check footing sizes, slab thickness and roofing areas before you compare quotes.
What to send us
- Site plan and building plan with grid dimensions
- Foundation and column drawings (RCC frame or PEB anchor bolt plan)
- Floor slab section: sub-base layers, thickness, joints and finish
- Roof and cladding drawings, or the PEB vendor's general arrangement
- Drainage and external works, if in scope
PDF or CAD (DWG) both work. If something is missing, we tell you what it changes and state the assumption in the BOQ instead of guessing silently.
What the warehouse or godown BOQ covers
| Earthwork | Excavation, filling and compaction of the sub-base in layers (m³) |
|---|---|
| Concrete | PCC, footings, pedestals, plinth beams, columns (m³) |
| Floor slab | Grade slab (m³ and m²), joints (running metres), VDF or trimix finish (m²) |
| Steel | Reinforcement (kg); structural steel or PEB (t), from fabrication or vendor drawings |
| Walls and roof | Dado masonry (m³), roofing and wall cladding sheets (m²), gutters and downpipes (running metres) |
| Openings and externals | Rolling shutters and doors (m² and numbers), drains and approach (running metres, m²) |
Every quantity comes with its L×B×D measurement sheet, so you can check any line against the drawing. See the sample BOQ for the format.
A godown we have measured
Single-storey government godown, structure
107 m³ RCC and 8.707 t steel, measured member by member with a bar bending schedule
The largest footing type alone held 87% of the foundation concrete. On sheds like this, checking footing sizes matters more than anything else in the estimate.
What usually goes wrong in a warehouse or godown estimate
- Floor slab left vague. Thickness, sub-base layers, joint spacing and finish are often missing from the drawings, and they move the cost more than the walls do.
- PEB steel tonnage assumed. It comes from the vendor's design, so the BOQ should carry the vendor's figure or a clearly marked provisional quantity.
- Filling to plinth level on uneven ground not measured from levels.
- Rainwater gutters, downpipes and drains forgotten.

Frequently asked questions
Can you include the PEB structure in the BOQ?
Yes, from the vendor's drawings or quote: steel weight, sheeting areas and accessories. Without vendor drawings, the PEB goes in as a provisional item so the civil BOQ can still be priced.
Do you measure the floor slab sub-base layers?
Yes, layer by layer as drawn: filling, compaction, granular sub-base, PCC or polythene, then the slab and its finish. If the section is not drawn, we state the layers we assumed.
How long does a warehouse or godown BOQ take?
Usually under 48 hours, depending on project complexity and scope. We confirm scope and timing on WhatsApp after seeing the drawings.
