Epoxy flooring costs about ₹40–215 per sq ft in India in 2026 (material + labour), as reported by applicators: ₹40–70 for a basic coating, ₹115–165 for a 2 mm self-levelling floor and ₹155–215 for 3 mm. The sources are Petrocoat, 7 September 2026 and Swaraj Polycoats' 2026 Pune guide; they are market indications, not a quote for your slab.
The useful comparison is the same system on the same measured floor: preparation, primer, wearing layer, finish and repairs. For a project estimate, get a BOQ from your drawings.
Epoxy flooring rate per sq ft and per sq m#
Reported rates run from ₹40 per sq ft for a basic coating to ₹330 for 6 mm PU concrete. All figures are reported by the applicators named and were checked on 20 October 2026. Petrocoat's figures cover material plus application; Swaraj's table does not itemise inclusions, so confirm them in a written quote. The sq m column is our conversion, rounded to the nearest rupee.
| System | Thickness / scope stated by source | ₹ per sq ft | ₹ per sq m | Source |
|---|---|---|---|---|
| Basic epoxy coating | 2–3 coats; thickness unspecified | 40–70 | 431–753 | Petrocoat |
| Epoxy floor coating | 200–300 microns | 45–70 | 484–753 | Swaraj |
| Self-levelling epoxy | 2 mm | 115–165 | 1,238–1,776 | Swaraj |
| Self-levelling epoxy | 3 mm | 155–215 | 1,668–2,314 | Swaraj |
| Epoxy mortar screed | 4–6 mm | 185–300 | 1,991–3,229 | Swaraj |
| Anti-static / ESD epoxy | 2 mm | 165–250 | 1,776–2,691 | Swaraj |
| PU concrete | 6 mm | 230–330 | 2,476–3,552 | Swaraj |
| Anti-slip epoxy | Thickness unspecified | 80–220 | 861–2,368 | Petrocoat |
Sources: Swaraj's system-by-thickness price table and Petrocoat's material-and-application ranges. A small repair job, contaminated slab or restricted shutdown can fall outside these ranges.
Petrocoat also reports ₹70–150 per sq ft for self-levelling epoxy without specifying thickness. Do not treat that as a like-for-like 3 mm quote. A low starting price needs a layer schedule before it becomes useful.
Convert the rate without changing the scope#
1 sq ft = 0.09290304 sq m exactly. Therefore:
- Rate per sq m = rate per sq ft ÷ 0.09290304.
- Rate per sq ft = rate per sq m × 0.09290304.
- ₹120 per sq ft = ₹1,291.669250… per sq m, displayed as ₹1,291.67.
Keep the original unit for billing arithmetic. Converting and rounding a unit rate before multiplying a large area can introduce a small difference. Floor area here means the surface receiving the system, not built-up area including walls, shafts and untreated rooms.
Which flooring system are you pricing?#
Ask the applicator to put the layer build-up beside the rate. “Epoxy flooring, three coats” does not define a finished thickness.
| System | What to ask for in the specification | What to keep separate in the quote |
|---|---|---|
| Roller coat / epoxy coating | Product, primer, number of finish coats and total dry film thickness | Repairs and levelling below the coating |
| Self-levelling epoxy, 2–3 mm | Named resin-and-filler system, wearing-layer thickness and finish | Major level correction, coves and joint treatment |
| Epoxy mortar screed | Aggregate grading, compacted thickness and seal coat | Removal of weak concrete and local deep repairs |
| PU concrete | Polyurethane-cement system, thickness and exposure conditions | Drains, terminations, coves and shutdown work |
| Anti-static / ESD | Conductive or dissipative system, earthing arrangement and acceptance tests | Connections, test records and any separate electrical work |
PU flooring cost per sq ft needs a definition. A thin polyurethane finish coat over epoxy and a thick PU concrete floor are different purchases. Sika's PurCem technical sheet, April 2021 describes a polyurethane-cement screed intended for demanding mechanical, chemical and thermal exposures. Ask the supplier to approve the thickness for the actual wash temperature, chemicals and traffic; do not transfer one product's resistance claims to another.
Anti-static is a performance requirement. Sika's Sikafloor-2350 ESD sheet, April 2023 references IEC 61340-4-1 for resistance to ground and IEC 61340-4-5 for person/floor/footwear system measurements. These are verified product-sheet references, not a claim that every epoxy floor must satisfy them. Have the project designer set acceptance criteria and require installed-floor results. A colour or glossy finish proves nothing about ESD performance.
What drives epoxy floor coating cost?#
Preparation, repairs, moisture, thickness and access move the price more than the resin brand. Each unanswered item below can turn into an extra after the contractor starts.
Surface preparation: grinding or shot blasting#
Specify the equipment and acceptance condition, not just “cleaning”. Grinding, captive shot blasting, edge work, vacuum cleaning and removal of old finishes require different labour and plant. Ask whether power, dust collection and debris removal are included. An empty open slab and an occupied factory with machinery bases need different execution plans.
Sika's Sikafloor-161 HC instructions require a sound, uncontaminated substrate and mechanical preparation. Use the chosen system's preparation requirements when agreeing the work order. Do not price a worn or oily floor solely from its plan area.
Crack repair, joints and low spots#
Mark the defects before issuing enquiries. Request a rate per running metre for an agreed crack treatment, and a separate area/depth basis for patches. Have the engineer distinguish dormant cracks from movement joints. Sika's 1230 data sheet requires existing expansion joints to continue through its coating.
Agree who measures additional repairs uncovered after preparation. “All repairs extra, as required” leaves the budget open. Record a provisional quantity, a repair detail, a unit rate and an approval process.
Moisture testing and primer#
A dry-looking surface is not a recorded moisture result. Ask for the test method, locations, readings and the manufacturer's acceptance limit. For example, Sikafloor-161 HC specifies below 4% moisture by weight, no rising moisture, and a substrate at least 3°C above dew point. These are product-specific limits; a meter reading or relative-humidity percentage from a different test is not interchangeable.
If the slab fails the selected system's requirements, obtain an approved treatment and a separate price before coating. Ask whether the primer quantity allows for the prepared surface's porosity and whether extra priming is included. Ordinary primer should not be assumed to solve an unidentified moisture problem.
Thickness, coats and material quantity#
A quote must say whether “2 mm” means the wearing layer or the total build-up including primer and any levelling layer. Ask for consumption per layer, in kg per sq m, with resin, hardener, filler and broadcast aggregate identified. Do not count loose aggregate swept away as part of the retained floor.
Increasing the topping from 2 to 3 mm increases its theoretical volume by 50%. It does not increase every cost line by 50%: the measured area, mobilisation and many preparation operations stay the same. Price the changed layer rather than multiplying the entire bill.
Area, access and downtime#
Ask for the total as well as the unit rate. A 500 sq ft isolated room may carry the same mobilisation visit as a much larger floor. Compare one continuous pour with phased work around operating machinery, and identify minimum charges. Night work, masked equipment, multiple colours and separate return visits should be explicit.
Require a handover programme stating when pedestrians, stocked pallets and loaded vehicles can return. Do not treat “touch dry” as permission for forklift traffic. Use the selected system's curing schedule at site temperature.
Coverage arithmetic: kg per m² at a given thickness#
One sq m at 1 mm thickness occupies one litre. For a filled, total-solids mix, a theoretical check is:
kg per sq m = thickness in mm × mixed density in kg per litre.
Use the density of the complete applied mixture, not neat resin alone. For products containing evaporating solvent or water, wet volume alone does not establish dry film thickness; use the manufacturer's dry-film consumption data.
Sikafloor-1230, September 2024, version 02.02 lists approximately 1.70 kg/litre mixed density and 22.70 kg complete kits. Its theoretical topping consumption matches this calculation:
| Topping | kg/m² | Coverage per complete kit |
|---|---|---|
| 2 mm | 2 × 1.70 = 3.40 | 22.70 ÷ 3.40 ≈ 6.68 m² |
| 3 mm | 3 × 1.70 = 5.10 | 22.70 ÷ 5.10 ≈ 4.45 m² |
Primer, irregularities and losses are extra. This is one product's yield.
For 10,000 sq ft = 929.0304 m², our 2 mm calculation is:
- Topping: 929.0304 × 3.4 = 3,158.70336 kg.
- Illustrative 5% purchasing allowance: 3,158.70336 × 1.05 = 3,316.638528 kg.
- Round up 3,316.638528 ÷ 22.70: 147 kits, supplying 3,336.90 kg.
The 5% is our example allowance, not a manufacturer instruction. Confirm actual yield on a prepared trial area. Do not add it to payable floor area, and do not buy primer or repair materials from the topping quantity.
Worked estimate: 10,000 sq ft warehouse floor#
A 10,000 sq ft warehouse floor in 2 mm self-levelling epoxy comes to ₹12.90 lakh (₹129 per sq ft) in this budget, before a 5% owner's reserve. It is an illustrative budget prepared 20 October 2026, not a supplier quotation. Assume a measured net treatment area of 10,000 sq ft, a dry internal warehouse, a sound slab, and a designer-approved 2 mm self-levelling system, subject to a site survey.
We assume ₹120 per sq ft for the floor package: routine mechanical preparation and vacuuming, primer, 2 mm topping, application labour, equipment and contractor overheads. Special repairs, coves, markings and testing are priced separately below, at assumed rates.
| Item | Assumed measured quantity | Assumed rate | Exact amount |
|---|---|---|---|
| Prepared, primed 2 mm floor package | 10,000 sq ft | ₹120/sq ft | ₹12,00,000 |
| Agreed dormant-crack repair detail | 200 running m | ₹150/m | ₹30,000 |
| Cove skirting, agreed profile | 100 running m | ₹350/m | ₹35,000 |
| Line marking, agreed width and coats | 250 running m | ₹60/m | ₹15,000 |
| Agreed testing and handover records | 1 lump sum | ₹10,000 | ₹10,000 |
| Scope subtotal | ₹12,90,000 | ||
| Owner's contingency, not a contractor bill item | 5% × ₹12,90,000 | ₹64,500 | |
| Planning budget | ₹13,54,500 |
Checks: ₹12,00,000 + ₹30,000 + ₹35,000 + ₹15,000 + ₹10,000 = ₹12.90 lakh. Divide by 10,000 sq ft: ₹129 per sq ft for this scope, or about ₹1,388.54 per sq m. Including the owner's reserve gives ₹135.45 per sq ft and ₹13.545 lakh.
The example excludes removal of an old finish, extensive levelling, moisture remediation, slab replacement, rack relocation and production losses. Do not hide one of these known requirements inside the contingency. Survey it and add an item.
Sensitivity: every ₹10 per sq ft change in the floor package changes this job by exactly ₹1,00,000. If the measured floor is 9,500 rather than 10,000 sq ft, the base package reduces by ₹60,000 at the assumed rate; repair lengths and coves must still be measured independently. See the construction rate analysis guide for separating quantities from rate assumptions.
Warehouse, factory and parking: brief the use before asking the price#
Give every bidder the same operating brief:
- Warehouse: loaded vehicle and wheel details, traffic routes, rack bases, turning zones, flatness requirements and the hours available for work.
- Factory: chemicals and concentrations, contact temperatures, cleaning regime, dropped loads, wet zones, drains and any ESD requirement. Ask the manufacturer to confirm suitability in writing.
- Parking: covered or exposed deck, ramps, braking zones, slip requirements, markings, joints and any separate waterproofing requirement. Ask for a complete parking system, not a generic warehouse coating.
Sika's 264 HC N sheet, July 2024 distinguishes self-smoothing work from broadcast systems and limits its listed applications to interiors. It also warns of UV-related colour change. This is why an exposed parking deck needs its own approved specification. “Epoxy” alone does not establish weathering, slip or waterproofing performance.
How to measure epoxy flooring in a BOQ#
Use sq m of the floor receiving the stated system as the main BOQ unit. This is a recommended tender format here, not a quotation of an unverified IS clause. State the contractual measurement rules explicitly; do not import the plaster opening deductions into a resin-floor bill.
- Split the drawing into zones with one system and thickness each. Keep ramps, rooms and different finishes identifiable.
- Record dimensions and deductions for untreated pits, openings, plinths or bases under the agreed rule. Count the same horizontal area once for a composite floor item.
- If preparation, primer and topping are separate items, repeat their applicable areas deliberately and say that the floor package is not also being charged as a composite item.
- Measure wall skirting separately in sq m if priced by coated face. For formed coves priced per running metre, state height, radius, profile and end details. Do not count both for the same included work.
- Keep crack and joint repairs, line markings, drain details, terminations and testing in separate items unless the composite description expressly includes them.
Example skirting measurement: 100 m of straight coated upstand at 0.10 m height is 10.00 sq m. A curved cove has a different developed surface; a running-metre rate with a fixed profile avoids pretending it is the same flat strip. The worked budget above uses 100 m of an agreed cove profile, not 10 sq m of straight skirting.
A useful BOQ item reads: “Supply and apply the approved 2 mm self-levelling epoxy wearing system to the scheduled floor zones, including specified mechanical preparation, vacuum cleaning, primer, complete topping materials, labour and equipment; measure net treated floor area in sq m. Repairs, coves and markings are under separate items.” Add the approved product schedule, thickness acceptance method and return-to-service requirements before tendering.
Drawings establish planned areas and edge lengths. They cannot establish hidden contamination, slab moisture or actual crack repair quantities. Identify those as site-survey inputs or provisional items. Our warehouse BOQ service can put floor finishes alongside the slab, foundations, frame and roof; the commercial-building BOQ service covers the wider building scope.
Common mistakes when comparing epoxy quotes#
- Comparing a thin roller coating with a 2 mm topping because both say “epoxy”.
- Accepting coat count without a specified dry thickness and consumption schedule.
- Pricing resin-only kilograms as if they were complete mixed kits.
- Counting purchasing wastage as extra payable floor area.
- Adding grinding and primer again when the composite rate already includes them.
- Letting “minor repairs included” stand without a defined limit or detail.
- Treating a reported price table as a quote for a wet, oily or damaged slab.
- Leaving cove dimensions, marking widths, ESD testing or phased mobilisation out of the comparison.
- Ordering the finish before the moisture results and joint details are agreed.
Before awarding, make one comparison sheet with identical areas, layer schedules, repairs, exclusions and acceptance records. The lowest total is meaningful only after the scope matches.
Send the PDF or DWG drawings and finish schedule to the SiteSetu desk for BOQ from your drawings. Ask for floors, coves, repairs and provisional site items to be shown separately. Start with the warehouse scope or commercial-building scope, and share the applicator's system specification with the drawings.
Frequently asked questions#
What is the epoxy flooring cost per sq ft in India in 2026?#
Reported basic coating prices are ₹40–70 per sq ft in Petrocoat's September 2026 guide. Thickness, preparation and repairs determine whether that category fits your floor. Use the system table above for thicker toppings and specialist floors.
What is the self-levelling epoxy cost for 2 mm versus 3 mm?#
The reported thickness-specific ranges are in the table above. Compare complete layer schedules. At the same mixed density, a 3 mm topping consumes 50% more theoretical material than 2 mm; preparation and mobilisation do not automatically rise by that percentage.
What does PU flooring cost per sq ft?#
The PU concrete row above is for a 6 mm system. It does not price a thin PU finish coat. Request separate quotes for the exact polyurethane system and exposure conditions before comparing it with epoxy.
How much does a 10,000 sq ft warehouse epoxy floor cost?#
Our assumed 2 mm floor package is ₹12 lakh. Defined repairs, coves, markings and testing bring it to ₹12.90 lakh; a separate 5% owner reserve gives ₹13.545 lakh. These are worked assumptions, not a price promise. A site survey and a measured BOQ are needed for a quotation.
How many kilograms cover one square metre?#
Use complete mixed density multiplied by thickness in millimetres, then check the product sheet. Keep primer and other layers separate. Surface profile, level correction and losses make theoretical yield different from purchasing quantity.
Can epoxy flooring be used in factory or parking areas?#
Only after the system is selected for the exposure. Give the supplier traffic, chemical, cleaning, wet-area and sunlight details. Parking ramps and exposed decks need their own finish and performance specification.
Is skirting included in the floor area?#
Specify it separately. Measure flat skirting by coated face area, or a defined cove profile by running length where that is the agreed pricing basis. A floor-area rate does not automatically include either.
Is there an IS or CPWD rate used in this article?#
No. The price table uses reported manufacturer/applicator market figures. The measurement section is a proposed BOQ format, not an attributed IS deduction rule. The IEC references are verified in the cited ESD product sheet and apply to that technical discussion.
