BOQ for a villa or bungalow, measured from your drawings

A villa BOQ lists every item of work, from excavation to paint, with its unit and measured quantity, so you can price it yourself or check a contractor's quote line by line. Send the plans, a section and the elevations, plus the structural set if you have it. We measure them to IS 1200 and return an Excel BOQ with the measurement sheets behind every number. Pitched roofs, double-height halls and pools are where per-sq-ft estimates drift furthest, so villas gain the most from measuring.

What to send us

  • Floor plans of every level, with dimensions
  • At least one section and all elevations (they give heights, sills, parapets and roof slopes)
  • Structural drawings if you have them: foundation, column layout, beam and slab framing, schedules
  • Door and window schedule and finish schedule, if prepared
  • Pool, water tank and boundary wall details, if they are in scope

PDF or CAD (DWG) both work. If something is missing, we tell you what it changes and state the assumption in the BOQ instead of guessing silently.

What the villa or bungalow BOQ covers

EarthworkExcavation and backfill (m³ or cft), anti-termite treatment (m²)
ConcretePCC, then RCC by element: footings, columns, beams, slabs, stairs, sloped roof (m³ or cft)
SteelReinforcement by bar diameter (kg), with a bar bending schedule when bar details are drawn
FormworkCentering and shuttering by element (m² or sq ft)
MasonryBrick or block walls by thickness (m³), with brick counts on request
Plaster and finishesInternal and external plaster, flooring, skirting and dado room by room, painting (m² or sq ft)
OpeningsDoors, windows and ventilators by type (numbers and m²)
Waterproofing and poolTerrace, toilet and pool waterproofing (m²); pool shell as its own section

Every quantity comes with its L×B×D measurement sheet, so you can check any line against the drawing. See the sample BOQ for the format.

Villas we have measured

G+2 villa, about 2,000 sq ft, pitched RCC roof

RCC 133.35 m³, steel 13,178 kg, 187 BOQ items in the full BOQ

Villa with a pool (structure, brickwork and plaster)

RCC 180.2 m³, steel 19,855 kg, 46,721 bricks; the pool measured separately at 18.35 m³ RCC and 1.87 t steel

Larger villa, same scope

RCC 266.8 m³, steel 26,072 kg, 52,573 bricks, 24,501 sq ft of plaster

Steel came to between 98 and 110 kg per m³ of RCC on these three villas. Your structure sets your ratio, which is why we measure steel from the bar details rather than assume one.

What usually goes wrong in a villa or bungalow estimate

  • Sloped roofs measured on plan. On one villa the roof slab was 901 sq ft on plan and 983 sq ft along the slope, so a plan measurement under-counts concrete, formwork and waterproofing.
  • Brick counts taken from the wrong brick size. A wall drawn 200 mm thick for modular bricks becomes 230 mm with standard bricks, so it has to be re-measured, not just recounted.
  • Pool, pump room and boundary wall left out, or carried as one lump sum.
  • Double-height spaces priced at normal storey height: plaster, scaffolding and formwork cost more there.

Frequently asked questions

Can you prepare a villa BOQ from architectural drawings only?

Yes. Masonry, plaster, flooring, doors, windows and finishes are measured from the architectural set. Without structural drawings, the RCC and steel are estimated from stated assumptions and marked as estimated; we re-measure them when the structural drawings arrive.

Do you include the swimming pool and boundary wall?

If they are drawn, yes, each as its own section so you can price or drop it separately. On one project we measured two boundary wall options so the owner could choose.

Can I get the BOQ in feet and cft instead of metres?

Yes. Contractors often bill in cft and sq ft, so we can give quantities in feet units, metric units, or both.

Can I get quantities only, without rates?

Yes. Many builders want quantities only and price them with their own contractors. We can also price the BOQ at market rates for your city or at your state's schedule of rates.

How long does a villa or bungalow BOQ take?

Usually under 48 hours, depending on project complexity and scope. We confirm scope and timing on WhatsApp after seeing the drawings.

How much does a villa or bungalow BOQ cost?

A villa BOQ starts at ₹10,000 (from floor plans, section and elevations). The final quote comes after we see your drawings.
