BOQ for a swimming pool
A pool BOQ covers the civil shell (excavation, RCC floor and walls, steel, waterproofing and tiling) plus the balancing tank, pump room and deck. We measure the shell along its real depth profile, not an average depth, and keep the pool as its own section, so it can be priced or dropped without touching the house BOQ.

- Pool plan with dimensions and the depth profile (shallow and deep ends)
- Sections through the pool, balancing tank and overflow channel
- Structural details of the floor and walls
- Finish details: tiles, coping, deck
- Pump room and filtration layout, if in scope
PDF or CAD (DWG) both work. If something is missing, we tell you what it changes and state the assumption in the BOQ instead of guessing silently.

Both came to roughly 100 kg of steel per m³ of concrete, which is heavier than a typical house slab because the walls hold back water and soil.
What usually goes wrong in a swimming pool estimate
- Average depth used for a sloping floor. Measure the depth profile, or the excavation and the wall concrete come out wrong.
- Overflow channel and balancing tank left out.
- Pump room counted in neither the house BOQ nor the pool BOQ.
- Tile wastage on curves and steps under-estimated.

Yes. We keep the pool as its own section with its own subtotal, so you can include it, drop it, or give it to a specialist pool contractor.
Do you include filtration equipment?
Only as provisional items unless the pool vendor's design is shared. The civil works are measured from the drawings.
How long does a swimming pool BOQ take?
