BOQ for a school, college or hostel building

Institutional buildings repeat the same classroom or room many times, but toilets, labs, stair cores and corridors differ, and door and window counts run into the hundreds. We measure room by room and count every opening by type, so the BOQ holds up when a contractor bids against it or a government engineer checks it.

What to send us

  • Floor plans of every level and the room schedule
  • Sections and elevations
  • Door and window schedule
  • Toilet layouts and finish schedule
  • Structural drawings, if the structure is in scope

PDF or CAD (DWG) both work. If something is missing, we tell you what it changes and state the assumption in the BOQ instead of guessing silently.

What the school, college or hostel BOQ covers

Concrete and steelRCC by floor and element (m³), reinforcement (kg)
MasonryAAC blocks or bricks by wall thickness (m³ and block counts)
PlasterInternal walls, RCC surfaces, ceilings and external plaster, measured separately (m²)
ToiletsWaterproofing, dado, cubicle partitions, fixtures (m² and numbers)
OpeningsDoors, windows and ventilators by type (numbers and m²), glazing (m²)
FinishesFlooring, skirting, painting, ramps and canopies (m², running metres)

Every quantity comes with its L×B×D measurement sheet, so you can check any line against the drawing. See the sample BOQ for the format.

Institutional buildings we have measured

1,608 m³ AAC blockwork (72,472 blocks), 38,711 m² plaster, 302 doors, 148 windows and 83 toilet cubicles counted, 27 questions raised on the drawings

Masonry and finishes measured room by room, delivered as a quantities-only BOQ

What usually goes wrong in a school, college or hostel estimate

  • Door and window counts taken from the schedule alone. Plans and schedules often disagree; count from the plans and reconcile with the schedule.
  • Plaster measured as one item. Wall plaster, RCC surfaces and ceilings use different mixes and rates in most schedules.
  • Toilet blocks under-measured: waterproofing up the walls, dado height and cubicle partitions are easy to miss.
  • Government work priced without schedule item numbers, which slows down technical scrutiny.

Frequently asked questions

Can the BOQ follow the CPWD DSR or our state's schedule of rates?

Yes. We describe items in the schedule's wording and can price them on the DSR or your state schedule. Where no schedule item fits, we build up the rate and say so.

Can you prepare quantities only, for a tender?

Yes. A quantities-only BOQ lets every bidder price the same quantities, and it is how we prepared the hostel BOQ above.

How long does a school, college or hostel BOQ take?

Usually under 48 hours, depending on project complexity and scope. We confirm scope and timing on WhatsApp after seeing the drawings.
