Mivan shuttering labour costs about ₹120 to ₹350 per sqm of contact area in 2026, or ₹11 to ₹33 per sq ft, going by a 2023 study from Pune and our own build-up at October 2026 wages. The aluminium formwork set costs about ₹7,000 to ₹11,000 per sqm of panel to buy; hire quotes of ₹60 to ₹150 per sq ft rarely say per month, per pour, or per sq ft of what. Spread over 150 uses, with labour, accessories and the contractor's margin, our rate analysis comes to about ₹240 per sqm of contact area (₹22 per sq ft). Per sq ft of built-up area that is about ₹117, because a wall-and-slab floor needs more than 5 sqm of formwork for every sqm of floor. For the structure as a whole, the Indian case studies we found put Mivan anywhere from 20% cheaper to 15% dearer than a conventional frame with brick walls. How often the set is reused decides which.
MIVAN is a company name. Indian sites use it for any aluminium wall-and-slab formwork, whoever made the panels, and so do we here.
| Item | Basis | Per sqm | Per sq ft | Source |
|---|---|---|---|---|
| Labour only | Contact area | ₹350 | ₹32.52 | REPORTED: Pune study, WJAETS 2023 |
| Labour only | Contact area | ₹119–199 | ₹11.06–18.44 | Our Oct 2026 build-up |
| Aluminium set, to buy | Panel area | ₹7,000–11,000 | ₹650–1,022 | Supplier quotes and studies |
| All-in, set supplied | Contact area | ₹221–337 | ₹20.54–31.30 | Our build-up, 250 to 50 uses |
| All-in, 150 uses | Built-up area | ₹1,259 | ₹117 | Our build-up × 5.24 contact ratio |
REPORTED figures come from one published source and are not verified by us. All rates are before GST and vary with city, height, number of uses and scope.
Three things called the Mivan rate#
- Labour rate: what a Mivan crew charges to fix the panels, strip them, pass them up a floor and clean them. The developer or main contractor owns or hires the set.
- Set cost: the aluminium panels, props, pins, wedges and ties, bought per sqm of panel or hired.
- Construction cost: cost per sq ft of built-up area. Mivan changes formwork, concrete, steel, masonry, plaster and time together.
A quote of "₹150" can mean any of these. Ask which, and per sq ft of what.
Contact area vs built-up area: the 5× trap#
Formwork is paid per sqm of surface touching concrete. In Mivan work every wall is concrete and both faces are formed, so contact area is several times the floor area.
Worked example. A 2BHK flat, 10 m × 6 m outside (60 sqm, 646 sq ft), floor to floor 3.0 m, 150 mm slab, all walls 150 mm RCC, so 2.85 m of wall between slabs.
| Element | Working | Contact area (sqm) |
|---|---|---|
| External walls, outer face | 32.0 m × 2.85 | 91.20 |
| External walls, inner face | 30.8 m × 2.85 | 87.78 |
| Internal walls, both faces | 22.0 m × 2 × 2.85 | 125.40 |
| Less 7 doors and 4 windows, both faces | 2 × (14.07 + 7.00) | −42.14 |
| Slab soffit | 60 − 4.71 (external walls) − 3.30 (internal walls) | 51.99 |
| Total | 314.23 |
That is 5.24 sqm of formwork per sqm of floor: 3,382 sq ft for a 646 sq ft flat. The two 0.36 sqm toilet ventilators are not deducted. Slab edges (32 m) and opening reveals (57.3 m) are separate running-metre items; as area they would add 13.4 sqm.
The same flat as a beam-column frame needs about 120 sqm: 8 columns of 230 × 450 mm, 2.55 m below the beams (27.74), 54 m of 230 × 450 mm beams (sides 32.40, soffits 12.42) and the slab soffit (47.58). That is a ratio of 2.0.
So ₹22 per sq ft of contact area becomes ₹117 per sq ft of built-up area here. Bigger rooms mean fewer walls and a lower ratio. A 2013 site engineer's blog gives a thumb rule of about 5.5 for wall-and-slab buildings, up to 7 with double walls and chhajjas, and about 3 for framed buildings formed in aluminium. Measure your own typical floor.
Mivan shuttering labour rate#
| Source | Site | Labour rate | Unit |
|---|---|---|---|
| WJAETS, Jun 2023 | Pune study, 13 floors | ₹350 | Per sqm of contact area |
| JETIR, Apr 2015 | Brigade Cosmopolis, Bengaluru | ₹125 (conventional ₹175) | Per sqm of contact area |
| IRJET, Dec 2016 | Rohan Abhilasha, Pune | About ₹200 | Per sq ft of slab area |
| Blog comment, Apr 2017 | Not stated | About ₹190 | Per sq ft of built-up area, set from the developer |
The last two are per sq ft of floor, not contact area, and do not say whether steel fixing and concreting are included. Wages have risen a lot since: the central minimum wage for unskilled construction work in Area A is ₹840 a day from 1 October 2026.
The Bengaluru study targeted 10 sqm per man-day for Mivan and averaged 5.8; conventional formwork averaged 2.1. A June 2026 design study of a G+12 building (IARJSET) estimated 41% fewer man-days with Mivan.
Our labour build-up. A crew of 4 skilled, 3 semi-skilled and 3 unskilled workers at the central minimum wages from 1 October 2026 (₹1,024, ₹933 and ₹840) averages ₹941.50 a day. At 8 sqm per man-day that is ₹117.69 per sqm. Add 10% for the foreman and engineer and 15% for the labour contractor's overheads and profit: ₹148.88 per sqm, or ₹13.83 per sq ft, which is ₹46,783 of labour per floor cycle for the example flat. At 6 sqm per man-day the rate is ₹198.50; at 10, ₹119.10.
At the 5.24 ratio, ₹148.88 per sqm is ₹72 per sq ft of built-up area. HouseYog reports 2026 conventional slab shuttering labour at ₹40–60 per sq ft of slab, with columns extra. Mivan labour costs more per sq ft of floor, but it also forms every wall, so there is no brickwork or thick plaster to pay for afterwards.
Rate analysis: Mivan shuttering per sqm, set supplied#
Assumptions: set bought at ₹9,000 per sqm before GST, the middle of the quotes below; 30% recovered at resale (Acoform reports 30–50%); 150 uses at 40 a year; money at 12% a year.
| Line | Working | ₹ per sqm of contact area |
|---|---|---|
| Labour | ₹941.50 ÷ 8 sqm per man-day | 117.69 |
| Supervision | 10% of labour | 11.77 |
| Set amortisation | ₹9,000 × (1 − 0.30) ÷ 150 uses | 42.00 |
| Interest on the set | ₹5,850 average investment × 12% ÷ 40 uses a year | 17.55 |
| Pins, wedges, tie sleeves, panel repair | Our allowance | 15.00 |
| Release agent | Our allowance | 5.00 |
| Subtotal | 209.01 | |
| Overheads and profit | 15% | 31.35 |
| Rate per sqm, before GST | 240.36 | |
| Per sq ft of contact area | ÷ 10.764 | 22.33 |
Labour and supervision are 62% of the subtotal; the set with interest is 28%. Past about 60 uses, wages move the rate more than the panel price.
| Uses of the set | Rate per sqm | Per sq ft of contact area | Per sq ft of built-up area |
|---|---|---|---|
| 50 | ₹336.96 | ₹31.30 | ₹164 |
| 100 | ₹264.51 | ₹24.57 | ₹129 |
| 150 | ₹240.36 | ₹22.33 | ₹117 |
| 250 | ₹221.04 | ₹20.54 | ₹108 |
As a calculator: formwork cost per sq ft of built-up area = (labour per sqm + set price × (1 − resale share) ÷ uses + interest + extras) × 1.15 × your contact ratio ÷ 10.764.
IS 1200 (Part 5), clause 3.1, puts props, struts, wedges, ties, working scaffolds and oiling inside the formwork item, so they should not be billed again. The method is in our rate analysis guide.
Buying or hiring the aluminium set#
| Source | Price to buy |
|---|---|
| VIP Aluform / Vedan Infra, Hyderabad | ₹8,000 per sqm basic; GST and transport extra. IndiaMART listing ₹9,000 |
| Nilkanth Aluform | From ₹9,000 per sqm |
| Finomax Scaffolding | ₹7,500–10,000 per sqm |
| WJAETS 2023; IRJET 2016 (Pune studies) | ₹7,000; about ₹11,000 per sqm |
| Acoform, Ahmedabad, 2026 | ₹1,150–1,450 per sq ft of contact area (₹12,379–15,608 per sqm) |
A set covers one typical floor. For a floor of eight flats like the example (2,514 sqm of contact area), that is about ₹2.26 crore at ₹9,000 per sqm, before GST. Check the quote has enough props to stay under the lower slabs while the panels move up.
Makers claim 200 to 300 uses. Site studies report up to 120 on four G+12 buildings in Pune (IRJET 2017) and about 150 at Rohan Abhilasha (IRJET 2016). Plan on 100 to 150 unless you have your own records.
Hire quotes do not share a unit. VIP Aluform quotes ₹60 per sq ft as rent without saying per month or per use. Acoform quotes ₹65–95 per sq ft per pour including freight; Construction Managers (July 2025) quotes ₹100–150 per sq ft per cycle. If they were per sq ft of contact area, hire would pass the purchase price within about 15 pours, so they are more likely per sq ft of floor. Get the unit in writing.
Mivan construction cost per sq ft#
There is no separate Mivan price for a whole building; foundations, finishes, lifts and services cost about the same either way. For scale, Colliers India put the average construction cost of a Grade A, 15-floor residential building in tier-I cities at ₹2,780 per sq ft in October 2024, with labour more than a quarter of it. Construction Managers (July 2025) reports ₹1,600–2,200 per sq ft for Mivan-based construction, "10–15% more expensive initially", without citing a source.
Mivan moves several lines at once. In the G+12 design study (IARJSET, June 2026), concrete rose 29% (1,782 to 2,298 cum) and steel 40% (191.25 to 268.5 t), together ₹84.79 lakh or about ₹202 per sq ft of its 3,900 sqm built-up area. Against that come the brickwork and plaster you no longer build, fewer man-days and faster floors. Our brickwork and plaster guides give those rates.
| Study | Project | Result, on the costs it compared |
|---|---|---|
| Parekh, Marvadi and Patel (2015), cited in JETIR 2018 | Paavan City, Modasa, Gujarat | 2% dearer at 50 uses; 20% cheaper at 160 uses |
| IOSR-JMCE (undated) | Godrej Garden Enclave, Vikhroli, Mumbai; 32-level towers | ₹11.35 crore vs ₹12.08 crore (6% less); 6 months faster |
| IRJET, Jul 2017 | Four G+12 buildings, Pune | ₹32.16 crore vs ₹32.77 crore (2% less) after 48 uses; 484 vs 816 days |
These are older college studies comparing different sets of costs. Read them for direction, not price.
When Mivan pays off, and when it does not#
Count the uses: typical floors × identical blocks sharing one set, plus any later project that can take the same panels. In the Gujarat study Mivan cost 2% more at 50 uses and 20% less at 160; the Pune study was 2% cheaper at 48. Around 50 uses the two cost about the same; from about 150, Mivan saves clearly. Four towers of G+25 give about 100 typical-floor pours. A single G+20 tower gives 20, and at 20 uses the set alone costs ₹315 per sqm per pour on our numbers, unless the panels move on to another project.
It usually pays with several identical towers, a frozen design and a schedule where months matter. It usually does not for low-rise buildings, a few bungalows or villas, irregular plans, frequent design changes, or buyers who will want to move walls.
| Conventional RCC frame + brick | Mivan | |
|---|---|---|
| Floor cycle | About 21 days (JETIR 2018 review) | 5–7 days (ASBL, 2026); 7–10 (Finomax) |
| Walls | 230 mm brick outside, 115 mm inside | RCC, 100–160 mm (IARJSET 2026; ASBL: typically about 150) |
| Wall finish | 12–20 mm plaster both faces | Thin skim coat on smooth concrete; a 2016 Pune study still found plaster needed |
| Formwork per sqm of floor | About 2 sqm | About 5.2 sqm |
| Concrete and steel | Base | More: +29% and +40% in the G+12 study |
| Labour | Base | 41% fewer man-days (G+12 study) |
| Cost | Lower set-up cost | Cheaper only with enough reuse |
| Electrical and plumbing | Chased into brickwork later | Conduits, boxes and sleeves fixed before each pour; drawings frozen early |
| Later changes | Partitions can move | Most walls are structural |
What moves the rate between cities#
We found no Mivan rates for Mumbai, Pune, Bengaluru, Hyderabad or Delhi NCR that we could verify, so we give no city figures. The drivers are wages (labour is the largest line above, and Colliers reported construction labour costs up about 25% in the year to October 2024), the supply of trained crews, freight and GST on the set, height, site access and the number of uses.
How Mivan formwork is measured in a BOQ#
Under IS 1200 (Part 5):1982:
- Unit: sqm of the actual surface in contact with concrete (clause 6.1).
- Separate items: slab soffits (5.1 b; slabs over 200 mm kept apart), walls (5.1 c), beam sides and soffits (5.1 j), columns (5.1 k), chhajjas (5.1 q), staircases (5.1 r).
- Edges: slab edges and breaks in walls under 200 mm go in running metres (5.1 m). In 150 mm Mivan walls that catches slab edges and, arguably, opening reveals. Settle it in the contract.
- Openings: no deduction up to 0.4 sqm (6.4). Larger openings come off each formed face.
- Junctions: beam formwork stops at the column sides, with no deduction from the column (6.6).
Some Mivan labour contracts are written per sq ft of slab or built-up area instead. Either works if the BOQ states the unit and the conversion. Our BOQ preparation service measures contact area wall by wall and edge by edge from your drawings, with concrete and steel, so Mivan and conventional can be priced on the same quantities. More in our IS 1200 guide.
How to check a Mivan quote#
- Unit: per sqm of contact area or per sq ft of floor? Hire per month or per pour?
- Scope: fixing and stripping only, or steel and concrete too? Who supplies props, pins, wedges and sleeves?
- Uses: how many pours does the set price assume?
- Compare: convert with your own contact ratio and check against the build-up above. For conventional rates, see our shuttering and formwork guide and RCC work rate guide.
Mivan quantities are easy to get wrong by a factor of five. Send your drawings and we measure formwork contact area, concrete and steel to IS 1200, priced on your rates or current market rates. See a sample BOQ first, or send your drawings.
Frequently asked questions#
What is the Mivan shuttering rate per sq ft?#
On our October 2026 build-up with the set supplied, ₹20.54 to ₹31.30 per sq ft of contact area for 250 down to 50 uses. Per sq ft of built-up area, that is about ₹108 to ₹164 for a compact 2BHK layout.
What is the Mivan shuttering labour rate?#
About ₹120 to ₹350 per sqm of contact area (₹11 to ₹33 per sq ft). Older figures of ₹190 to ₹200 are per sq ft of floor area, not contact area.
What is the Mivan shuttering rate per sqm?#
About ₹221 to ₹337 per sqm of contact area all-in with the set, on our build-up. Labour alone is ₹120 to ₹350, and panels cost ₹7,000 to ₹11,000 per sqm to buy.
What is the Mivan construction cost per sq ft?#
There is no separate whole-building figure. Colliers put a Grade A, 15-floor tier-I residential building at ₹2,780 per sq ft in October 2024. Studies place the Mivan structure from about 20% cheaper to 15% dearer than a conventional frame, depending on reuse.
How much does a Mivan formwork set cost?#
₹7,000 to ₹11,000 per sqm of panel before GST in the quotes and studies we found. A set covers one typical floor, so 2,500 sqm of contact area costs about ₹2.26 crore at ₹9,000 per sqm.
Is Mivan cheaper than conventional construction?#
Only with enough reuse. A Gujarat study found it 2% dearer at 50 uses and 20% cheaper at 160. For a single low-rise building, a conventional frame is usually cheaper.
