A false ceiling costs about ₹70–150 per sq ft in India in 2026 (material + labour), as reported by SpaceForm in July 2026: ₹95–150 for plain gypsum board on a GI frame, ₹85–140 for plain POP and ₹70–120 for PVC panels. Labour alone is reported at ₹20–50 per sq ft across ceiling types. Below are the sources, CPWD comparisons, measurement rules and a worked 3BHK example. For a measured estimate, get an interior-work BOQ.

False ceiling rates per sq ft and per sq m#

Reported installed rates run from ₹60 per sq ft for a basic grid ceiling to ₹300 for metal ceilings. Read the scope column before comparing; city, quantity, ceiling height, access and detailing change the price.

The conversion#

1 sq ft = 0.09290304 sq m exactly. Therefore:

  • Rate per sq m = rate per sq ft × 10.7639104167.
  • Rate per sq ft = rate per sq m × 0.09290304.
  • ₹100 per sq ft = ₹1,076.39 per sq m, rounded.
  • 100 sq ft of ceiling = 9.290304 sq m.

Use unrounded quantities for arithmetic and round the displayed result. Do not multiply a rate per sq ft by an area in sq m. A running metre is a length; it cannot be converted into sq ft without a defined profile width.

Which ceiling are you buying?#

The board, tile or panel system sets the price, so name it before comparing quotes.

Gypsum false ceiling cost per sq ft#

Gypsum board is screwed to a suspended GI framework and finished at the joints. Specify board type, thickness, brand or approved equivalent, framing members and their spacing. A seamless painted ceiling and an exposed grid holding gypsum tiles are different items.

The plain installed market band appears above. The CPWD reference below specifies a 12.5 mm board and includes the frame. Moisture-resistant board is a separate variant. Choose the board and support system for the room conditions; a change of board alone does not define a complete tested ceiling assembly.

POP false ceiling rate per sq ft#

POP is formed on site and can accommodate moulded details. Write down the thickness, supporting mesh or laths, framework and finish. “POP work” may also mean a thin finish on an existing surface, which is not a suspended ceiling.

CPWD's POP ceiling item below uses timber strips and rabbit wire mesh, with the frame paid separately. Its price should not be compared directly with a contractor's complete modern POP installation. Curves, mouldings and cornices need their own drawings and quantities.

PVC false ceiling cost per sq ft#

Specify the panel profile, thickness, finish, supporting battens or channels, edge trims and access arrangements. Confirm that the quoted panels are approved for the intended location and lighting equipment.

PVC panels and PVC-laminated gypsum tiles are different products. The CPWD tile item below has a gypsum core with a laminated face. It is not a rate for hollow interlocking PVC strips. A panel-only dealer price also excludes the installed support system unless stated.

Grid ceiling rate: mineral fibre and other tiles#

“Grid ceiling” describes the support arrangement. It does not identify the tile. Ask for the tile material, size, thickness, edge detail, acoustic performance and humidity rating, plus the T-grid specification.

For a specified mineral-fibre assembly, use a matching schedule item or supplier quote. The broad reported grid rate above is not evidence that a particular acoustic tile and frame can be supplied for that amount. Removable tiles also require a coordinated layout for lights and service access.

Metal ceilings#

A lay-in GI tile, a concealed clip-in system, an aluminium baffle and a linear strip ceiling need different supports and labour. Specify metal, gauge, coating, perforation and any acoustic backing. Price feature baffles from their layout and section details rather than applying a generic flat-tile rate.

CPWD DSR 2023 ceiling items: what the schedule actually covers#

CPWD DSR 2023 prices a plain 12.5 mm gypsum ceiling with its GI frame at ₹1,355.80 per sq m, or ₹125.96 per sq ft. The rates below are base-edition DSR 2023 entries, checked against the official PDFs on 20 October 2026; they are not October 2026 local quotes. Check the contract's adopted edition, correction slips and pricing adjustments before billing.

26.27.116 mm mineral-fibre tegular tiles, NRC 0.55–0.60, and T-grid₹2,333.60₹216.80

Sources: CPWD DSR 2023 Volume I, roofing, items 12.31, 12.45 and 12.52; Volume II, new technologies and materials, item 26.27.1. Consult the CPWD correction-slip register for the adopted schedule. This table does not consolidate later corrections.

For 12.45, intermediate GI channels are at 1,200 mm centres and ceiling sections at 450 mm centres. It includes joint tape, compound, two primer coats and framed service cut-outs; painting is excluded. Those spacings belong to that item, not every ceiling design.

The mineral-fibre item specifies a 600 × 600 mm grid module, 595 × 595 mm tiles and its own suspension components. A cheaper unspecified “grid ceiling” quote is not automatically equivalent.

What should a with-material quote include?#

A with-material quote should cover the frame, board, jointing, perimeter, cut-outs, hatches and finish, with each row marked included, excluded or separately priced.

Article table: Component Detail to record Suspension and framework Member sizes and
ComponentDetail to record
Suspension and frameworkMember sizes and metal thicknesses; hanger, main-channel and ceiling-section spacing; anchors; suspension depth
Board or tileMaterial, thickness, brand/grade, layers, edge type and backing
JointingTape, compatible compound, screw-head treatment, sanding and corner details
PerimeterNormal wall channel or trim; separately identify a decorative border, step or cove
Light and service cut-outsCount, size, location, edge framing and who sets them out
Access hatchesSize, frame, finish, opening mechanism and number
FinishJoint finish only, primer, full-surface skim/putty, or specified paint coats
Site workAccess equipment, transport, handling, protection, cleaning and debris removal
Electrical workWiring, conduits, drivers, fittings, LED strips, profiles and installation responsibility

Jointing is not the same as full-surface putty or painting. A “paint-ready” description needs an agreed finish standard and a separate paint scope. Do not automatically add a wall-putty rate to a factory-faced tile or prefinished PVC panel. Paint rates for ceilings and walls are in painting rate per sq ft.

A normal perimeter channel supports the ceiling at the wall. A decorative cove has additional framing and faces. Do not pay a second “peripheral channel” charge when it is already in the complete ceiling item. Conversely, do not assume a cove is included just because the quotation includes perimeter framing.

A cut-out is a hole with the specified edge treatment. It is not a light fitting. If the adopted ceiling item already includes making service openings, a separate cut-out charge needs a documented additional scope.

Labour-only versus material-and-labour quotes#

A labour-only quote is cheaper only after you price everything the owner must then buy. In a labour-only contract, establish who buys boards, channels, hangers, screws, tape, compound and trims. Also allocate scaffolding, unloading, transport, tools, protection and waste disposal. “Owner supplies material” does not settle those questions.

The reported allowance in the first table is a broad labour component. It is not a promise that a crew will install a small bathroom or a complex curved ceiling at the same rate. Ask for a separate labour price against the same ceiling drawing and specification used for the supply-and-install quote.

Do not add labour again to an installed rate. For an illustrative 100 sq ft patch, an assumed complete ceiling rate of ₹100 per sq ft produces ₹10,000. Adding an assumed ₹30 labour rate would raise it to ₹13,000 and duplicate labour. The ₹30 is a teaching assumption, not a quoted trade rate.

For an owner-supplied job, compare the full procurement cost plus labour and agreed extras with the installed quote. Board purchase quantities may include cutting waste; the billable finished ceiling area should follow the agreed measurement clause. See the rate-analysis guide for the underlying method.

Measurement: plan area, actual surface and cove length#

Measure the ceiling actually built, not the flat's floor area, and price coves in running metres against a fixed profile.

Flat ceilings and peripheral bands#

For a flat, fully covered room, the plan area and horizontal finished area coincide. Measure the ceiling boundaries, not the apartment's saleable area.

A 20 × 15 ft ceiling is 300 sq ft. If only a 2 ft wide border is installed, the open centre measures (20 − 4) × (15 − 4) = 16 × 11 = 176 sq ft. The border is therefore 300 − 176 = 124 sq ft, before any separately measured vertical faces. Paying for 300 sq ft would include the unbuilt centre.

Drops, bulkheads and stepped ceilings#

For a BOQ that measures developed surface area, draw and measure every payable horizontal and vertical face once. A 70 ft long vertical fascia, 0.5 ft high, adds 35 sq ft. That is different from a flat plan-area quotation with a separate cove or drop allowance.

State which convention applies. A contractor must not bill the same return face in both a developed-area item and a complete cove item. These examples illustrate geometry and proposed BOQ conventions; they are not a universal deduction rule.

How BOQs measure perimeter coves in running metres#

A cove can be a separate running-metre item when its cross-section is fixed. Attach the section showing drop, shelf width, lip, board thickness, frame and finish. Define the measured path: wall line, centreline or exposed edge. They can give different lengths.

For example, a rectangular 20 × 15 ft room has a wall-line perimeter of 2 × (20 + 15) = 70 ft = 21.336 m. An inset cove will have a shorter exposed-edge path. Use the path actually named in the BOQ.

There are two workable pricing approaches: developed ceiling area with defined detailing extras, or horizontal area plus a complete cove rate per running metre. Agree one approach before work. A cove's LED strip, driver and wiring remain separate unless expressly included.

Openings: read the applicable specification#

For mineral-fibre ceilings, CPWD Specifications 2019, clause 26.22.4 measures finished ceiling area in sq m, dimensions to a centimetre and area to 0.01 sq m. It makes no deduction for openings up to 0.36 sq m, with no extra material or labour payment for forming them. Larger openings are deducted in multiples of one tile's 0.36 sq m area.

By contrast, the note to DSR 12.53, a calcium-silicate ceiling item, specifies wall-to-wall measurement and no deduction for cut-outs less than 0.30 sq m. These are different systems and clauses. Do not transfer either threshold to gypsum, POP or PVC work without the relevant contract specification.

Source: CPWD Specifications 2019 Volume II, clause 26.22.4, and DSR Volume I item 12.53. For the broader measurement framework, see our IS 1200 measurement guide; the selected ceiling item still controls its detailed scope.

Worked example: room-wise ceiling BOQ for a 3BHK#

This 3BHK's 952 sq ft of ceiling costs ₹1,19,035.68 with coves, gypsum paint and two hatches, on the assumptions below. It is an illustrative estimate dated 20 October 2026, not a client project or quotation. All dimensions below are assumed clear ceiling dimensions. The hypothetical specification uses plain gypsum in dry rooms and PVC in the listed kitchen and bathroom areas, subject to product suitability. Balconies and utility areas are outside the scope.

Gypsum: 300 + 168 + 144 + 120 + 60 = 792 sq ft = 73.57920768 sq m. PVC: 80 + 40 + 40 = 160 sq ft = 14.86448640 sq m. Total: 952 sq ft = 88.44369408 sq m.

Assume ₹100 per sq ft for gypsum and ₹90 for PVC, including material and installation. These are selected example inputs within the reported bands, not CPWD rates. The gypsum line includes jointing, primer and ordinary light cut-outs, but excludes final painting.

Only living/dining and the main bedroom receive a cove. The example BOQ expressly measures it on the wall line:

  • Living/dining: 2 × (20 + 15) = 70 ft.
  • Main bedroom: 2 × (14 + 12) = 52 ft.
  • Total: 122 ft × 0.3048 = 37.1856 running metres.

The assumed cove add-on is ₹300 per running metre for the extra framing, 150 mm vertical face and 200 mm concealed shelf, jointing and paint. The horizontal ceiling band remains in the main area; the add-on covers only these additional details. This assumed rate is not a market benchmark. No additional developed-area charge is made for those same faces.

Article table: BOQ line Exact calculation Amount Gypsum, material and labour 792

Total for this defined scope79,200 + 14,400 + 11,155.68 + 11,880 + 2,400₹1,19,035.68

The paint and hatch prices are explicit estimating assumptions. The hatch line pays for the framed door assembly; its cut-out work is already included. This example uses gross horizontal ceiling quantities, with no deduction for its small service openings, as an expressly assumed quotation convention.

This total excludes lights, LED strips, drivers, wiring, fan supports, insulation, demolition and leak repairs. It is not a complete interior budget. A ₹10 per sq ft change in the gypsum input changes the total by exactly 792 × ₹10 = ₹7,920. Changing the measured scope can matter more than negotiating that rate.

Common mistakes in ceiling quotations and bills#

  • Using flat sale area. Only the rooms and bands receiving the work belong in the ceiling quantity.
  • Comparing different systems. Plain gypsum, PVC-laminated gypsum tile and PVC panel are separate products.
  • Omitting the frame. Check whether a schedule item or dealer rate supplies the board alone.
  • Leaving frame spacing unspecified. A brand name on the board does not define the supporting framework.
  • Charging twice for details. Reconcile coves, vertical faces, ordinary perimeter channels and cut-outs against the main item.
  • Treating primer as final paint. Record the preparation and finish coats, including cove faces.
  • Using one opening rule everywhere. Name the contract clause and ceiling system on the measurement sheet.
  • Paying waste as finished area. Keep procurement quantities and measured work distinct unless the contract explicitly says otherwise.
  • Closing the ceiling before coordination. Finalise light, access-hatch and service locations before boards are fixed.

Get a ceiling BOQ from the interior drawings#

Send the reflected ceiling plan, room dimensions, ceiling sections and lighting layout. The BOQ can separate gypsum, POP, PVC or tile areas, coves in running metres, access panels and finishing, with scope notes for comparing contractor offers.

Our interior BOQ service covers that measurement work. Send your drawings for a BOQ and identify which rooms, finishes and services are in scope.

Frequently asked questions#

What is the false ceiling cost per sq ft in India in 2026?#

Reported installed prices in the dated SpaceForm comparison are ₹95–150 for plain gypsum, ₹85–140 for plain POP and ₹70–120 for PVC. Use them for an initial budget, then obtain a specification-based quote with its finishing and lighting scope.

What is the gypsum false ceiling cost per sq ft with material?#

The reported market band is in the first table. CPWD DSR 2023 item 12.45.1 is ₹1,355.80 per sq m, or ₹125.96 per sq ft, for its specified 12.5 mm gypsum-board assembly. Its framework, jointing and primer are included; final painting is separate.

Is POP always cheaper than gypsum?#

No. Compare the support, thickness, design and finish. DSR's POP item uses a different construction method and excludes the framework. Curves and decorative work also change the labour requirement.

Does the PVC rate include the frame?#

Only if the offer says so. Ask for an installed panel rate including supports and trims. A PVC-laminated gypsum tile schedule item is not a substitute for a PVC panel quotation.

What is the mineral-fibre grid ceiling rate?#

CPWD DSR 2023 item 26.27.1 is ₹2,333.60 per sq m, or ₹216.80 per sq ft, for the specified 16 mm mineral-fibre tile and T-grid system. Broad reported grid prices describe less specific scopes and cannot establish an equivalent product price.

How much is labour only?#

The cited WoodAge guide reports ₹20–50 per sq ft across ceiling types, equivalent to roughly ₹215–538 per sq m. It does not establish a separate verified labour rate for each material. Request a labour quotation with responsibility for consumables, access equipment and handling stated.

Is false ceiling measured on floor area or actual area?#

Use the ceiling drawing and contract. A full flat ceiling may match the room's plan area. A peripheral border covers less; drops add faces where developed-area measurement is specified. Separately priced coves need an agreed profile and measured length.

How much does a 3BHK false ceiling cost?#

The worked example totals ₹1,19,035.68 for 952 sq ft of mixed ceiling, specified cove details, final gypsum paint and two hatches, using declared assumptions. It excludes electrical and lighting work. The room count alone cannot determine the ceiling area or cost.
