General-purpose chatbots (ChatGPT, Copilot, Gemini) are the most-used "construction AI" in practice — and the least reliable for quantities. We cover why below.

We ranked tools on five criteria: (1) whether the AI performs measured takeoff from drawings or something weaker relabelled as AI, (2) India fit — INR pricing, DSR/CPWD/state SOR rates, IS 1200 measurement conventions, GST-ready outputs, (3) pricing transparency, (4) published proof — accuracy claims, case studies, testimonials, and (5) whether outputs are verifiable (measurement sheets you can audit, not black-box totals). Vendor claims were checked against their own published pages in August 2026. Where a vendor publishes no pricing, we say so instead of guessing. The India reality check#

Industry surveys put AI adoption in Indian construction at roughly 15%, projected to triple by 2027 (reported by industry trackers; India's AI-in-construction market is estimated at around USD 0.29 billion for 2026 per Fortune Business Insights). The most-used AI tool on construction teams globally is not construction software at all: ChatGPT leads at around 44% adoption, with Copilot and Gemini behind it, per 2026 industry surveys. Meanwhile only about one in five subcontractors uses any AI versus roughly half of general contractors, and cost is the top barrier for small firms.

What that means in practice: most Indian contractors' first AI experience is pasting a drawing into a chatbot and getting a confident, wrong BOQ. It reports high accuracy on floor-plan takeoffs and integrates with the US estimating ecosystem. Choose it if you bid international work; it is excellent at what it targets.

Kreo — budget-friendly global takeoff#

Best for: cost-conscious teams comfortable adapting a global tool.

Kreo offers AI-assisted 2D takeoff and estimating at the lowest published price point among serious global tools (reported $35–175/month tiers with a free trial). It handles metric units well, which removes one adaptation layer for Indian users. Limits: no Indian rate libraries, no IS 1200 measurement conventions, GBP/USD/EUR billing, and outputs need reformatting for Indian tenders. A reasonable choice for tech-forward QS teams who only need measurement automation and will price items themselves.

DesignDrafter — India-marketed EPC/MEP extraction#

Best for: EPC contractors with heavy MEP drawing volumes.

DesignDrafter is the most visible India-marketed AI takeoff product, with element recognition across walls, columns, beams, pipes, and ducts, plus NBC and IS-referenced design checks. Its content and positioning target Indian EPC firms directly. What we could not verify (as of August 2026): published pricing, named customers, accuracy benchmarks, or a DSR/CPWD/state-SOR rate library — its takeoff appears to output quantities against user-supplied rates. If you evaluate it, ask for a trial on your own drawings and check the measurement audit trail. Its MEP focus is genuinely differentiated; architectural/structural depth is harder to assess from public information.

Boqos — AI quotes for interior fit-out#

Best for: interior contractors and design-build firms quoting fit-out work.

Boqos ships an Indian rate library with GST handling inside a quote-to-cash platform, and its AI suggests line items from your scope or drawings. Limits: it is interiors-only by design, and the AI is line-item suggestion rather than measured quantity takeoff — it will draft your quote structure but it is not measuring your drawing. Within its niche, the India-native GST and rate handling is exactly right; outside fit-out, it is not the tool.

Costimator — the DSR rate engine#

Best for: government-work estimators who already have quantities and need CPWD DSR/DAR-compliant estimates.

Costimator digitises CPWD DSR rates with analysis of rates, cost indices, and tender-justification outputs — the deep India-rates capability most AI tools lack entirely. Limits: there is no drawing takeoff and no AI measurement; quantities are typed in manually. ALICE, OpenSpace, and Procore AI — the enterprise tier#

ALICE Technologies generates and compares thousands of schedule scenarios — genuinely powerful for crashing schedules on large projects, priced and sold enterprise-only. OpenSpace turns 360° site walks into AI-indexed progress records; superb documentation, no estimation capability. Procore's AI suite (Agents, Copilot, document intelligence) is the strongest AI layer inside a full PM platform, at large-firm pricing (reported $375–899 per module per month). None of the three offers Indian rate or measurement conventions; all three assume enterprise budgets. What about ChatGPT and Copilot?#

Chatbots are already on your site — around 44% of construction professionals report using ChatGPT for work. They are genuinely useful for drafting letters, summarising contracts, explaining IS code clauses, and writing checklists. They are structurally unreliable for quantity takeoff: they cannot maintain dimensional accuracy across a drawing set, they hallucinate rates, and they produce no measurement sheet you could defend in a billing dispute. There is no single answer — it depends on the job. Yes, with qualifications. Purpose-built tools perform measured takeoff from drawings with high accuracy on well-drafted plans, but every serious vendor still routes output through human review for tender-grade work. How much does AI construction software cost in India?#

Global takeoff tools run roughly $35–299 per user per month (₹3,000–25,000). Enterprise platforms like Procore price per module at hundreds of dollars monthly. India-native tools vary: SiteSetu publishes platform pricing from ₹2,500 per project per month with a free first takeoff; DesignDrafter and Boqos do not publish pricing. Treat unpublished pricing as a negotiation, and all third-party figures here as reported — verify with vendors.

Do any AI tools support DSR or CPWD rates?#

Rate support and AI takeoff rarely coexist. Costimator has deep CPWD DSR support but no drawing AI; global AI takeoff tools have no Indian rates at all. SiteSetu prices measured quantities against DSR, state SOR, or market rates as part of the BOQ output. Ask any vendor which rate schedule edition they carry and how cost indices are applied.

Will AI replace quantity surveyors in India?#

The evidence says augmentation, not replacement: roughly a third of QS tasks (takeoff, formatting, documentation) are automatable, while measurement judgment, negotiation, and site context stay human. Is free AI construction software available?#

Free tiers exist but do less than they imply: free BOQ generators produce thumb-rule estimates from built-up area (not measured takeoff), and field tools like Fieldwire offer free non-AI tiers.
