AI BOQ Generator (India): Drawing to Priced BOQ, and How to Verify It

Three very different products share the AI BOQ generator label. Only one produces quantities you can defend in a billing dispute - here is how to tell them apart and audit the output.

An AI BOQ generator is software that turns construction drawings or project inputs into a bill of quantities automatically. In 2026 the label covers three very different things: thumb-rule generators that stretch a per-sqft rate into a BOQ-shaped list, line-item suggesters that draft quote structures from your scope, and genuine measured-takeoff tools that read the drawing, compute quantities, and price them. For Indian tender and billing work only the third kind produces numbers you can defend — and the test is simple: every quantity must trace to a measurement-sheet entry with IS 1200 deductions applied and a named rate source. This guide explains the three types, compares the tools honestly, and shows how to verify any AI-generated BOQ before you trust it with money.

The three things "AI BOQ generator" actually means#

Type 1 — thumb-rule generators (instant, not measured)#

Free online BOQ generators ask for built-up area, quality tier, and location, then expand a per-sqft cost across standard item ratios. Output arrives in seconds and looks like a BOQ. It is a rough budget framing tool — the quantities were never measured, they were assumed. Useful for a first conversation with a client; indefensible in a tender or an RA bill dispute. Type 2 — line-item suggesters (drafting help, not takeoff)#

Some India-native tools use AI to suggest BOQ line items from a scope description or a drawing, with Indian rate libraries and GST attached. Boqos does this well for interior fit-out. The AI is drafting your document structure — genuinely time-saving — but it is not measuring your drawing. Quantities still come from you.

Type 3 — measured takeoff from drawings (the real thing)#

Tools in this class read the drawing set, identify elements (walls, columns, slabs, openings), compute dimensions, and derive quantities. Why the skepticism is justified — and the 6-point verification checklist#

Every experienced estimator who distrusts AI BOQs is responding to something real: chatbots invent rates, confuse units, and produce totals with no working. We wrote up the failure modes in our ChatGPT BOQ test. But "verify the output" is not the same as "reject the tool" — you already verify junior QS work. Apply the same discipline to AI:

  1. Measurement sheet or nothing. Every quantity must trace to L×B×D entries against grid references — the same standard you would hold a junior to. See how to prepare a BOQ from drawings for what a real takeoff looks like.
  2. IS 1200 deductions applied. Openings above 0.1 m², wall thickness conventions, mode of measurement per trade — the IS 1200 rules are where naive automation fails silently.
  3. Named rate source and edition. "DSR 2023 with cost index 107" is checkable; "market rates" with no basis is not. Our CPWD DSR guide covers editions and indices.
  4. Item descriptions a stranger can price. AI-generated descriptions that omit grade, thickness, or finish specifications produce disputes at billing time.
  5. Abstract mathematics. Check subtotals, contingency percentage, and GST treatment line by line once — tools that get these right tend to keep getting them right.
  6. A human name on the output. For tender-grade numbers, someone with a licence to lose should have reviewed the AI's work. Ask vendors who that is.

If it arrives as totals with no working, do not price a tender on it, whether it came from an AI or a person.
