Building material price list: dated references (21 Oct 2026)

12 mm TMT steel is ₹45.2–₹53.5 per kg before GST, cement ₹300–₹355 per 50 kg bag with GST, M-sand ₹1,019–₹1,197 per tonne delivered with GST and M20 ready-mix concrete ₹4,850–₹5,400 per m³ before GST, in the latest dated listings (21 Oct 2026). Steel covers 15 cities; most other materials are Chennai-area supplier listings, so outside Chennai treat them as a reference and get written local quotes.

Material prices, headline ranges and checked dates

Each row gives the current range for one material, unit and GST basis, with the date we last checked it. A range can span several specifications and cities, so it is not a same-product comparison. Cement and AAC listings that do not state GST are left out, and delivery terms can differ within a range.

For a total budget, use the construction cost index; a material price is only one input to a construction rate.

Match the quantity to the quoted unit

Use the sand price converter for cft, brass and m³; the RMC quantity-cost converter for fresh concrete; and the AAC size converter or brick price converter for masonry.

1 brass is 100 cft and 1 m³ is 35.3147 cft in the site’s converters. Weight-to-volume conversion needs a material-specific bulk density. A per-piece rate needs the actual product dimensions before comparison with a volume or area rate.

Buying checks before using a headline rate

Match the range to your order and get the terms in writing before you buy.

  1. Match city, specification, grade, size and unit to your approved order.
  2. Read the source date and delivered/ex-works terms. A last-checked date is not a new supplier quote.
  3. Ask for GST, freight, unloading and minimum-load terms in writing.
  4. Check batch documents and the applicable standard. The sand page cites IS 383 checks; the RMC page cites IS 4926 delivery-ticket and billing provisions.
  5. Apply the rate to measured quantities, not a rough guess.

Methodology and coverage limits

We check free public sources by hand. Each price keeps the date its source gives for that rate, not the date we found it. “Listed” is a seller’s advertised price; “reported” is a market publisher’s reference rate. Unit conversions keep the source’s GST basis, and a row shows a range only when its source publishes one. We have not verified any sale or dealer quote. The ranges here use the same data as the linked pages, kept apart by material, unit and GST basis. Prices more than 7 days older than that material’s last check are left out, and nothing is averaged into a national figure.

Steel uses 12 mm TMT city rates before GST; cement uses listings that include GST; AAC is split by GST basis. The linked pages also keep older references and full specifications.

Frequently asked questions

Is this an all-India building material price list?

No. Steel covers 15 cities; the other materials come from a few cities, mostly Chennai and nearby towns. It is a list of dated public references, not an India-wide average or a quote for your city.

Do these building material prices include GST and delivery?

Only where the source says so. Each range shows its GST basis and unit, and the material pages give delivery, minimum-load and source-date details.

Why do different pages have different last-checked dates?

Each material is checked on its own day, and the check date does not change the supplier’s own rate date. Prices more than seven days older than the material’s check stay out of the headline ranges but remain on the detail page.

Can I estimate a house from these prices alone?

No. You also need measured quantities and the scope: labour, transport, equipment, wastage and taxes. Use the construction cost index for a planning figure and the calculators for single items.

Price a whole project from your drawings

Multiply each rate by a measured quantity. For a full building, get a BOQ from your drawings with every material measured item by item.
