AAC block price list by city and size

Recent listings cover Chennai and Hyderabad, for 100 mm to 230 mm blocks. We convert each block price to m³ using the seller’s metric size. GST basis differs by seller, so read that column before comparing.

M&B Chetty’s AAC table does not state GST, so its rows stay out of the opening ranges.

Older city references: 2 October 2026

Six M&B Chetty area pages list the same 150 mm block price, transport extra, dated 2 October. They are more than seven days old, so they stay out of the opening range.

Convert AAC price per m³, per block and per sq ft

Price per block = price per m³ × block volume in m³. A 600 × 200 × 200 mm block is 0.024 m³, so Chennai’s ₹92 block works out to ₹92 ÷ 0.024 = ₹3,833.33 per m³, GST included.

A 600 × 200 mm face needs 0.7742 blocks per sq ft without joints and 0.7590 with 3 mm joints. Block thickness does not change the count. Use the AAC block calculator for openings, adhesive and cutting.

Check the metric size. A “9 inch” block is 225 mm at Building Needs and 230 mm at Clyft. The tables use each seller’s metric size.

AAC vs red brick vs fly ash: cost of 100 sq ft of wall

For 100 sq ft of wall at these Chennai prices, the blocks or bricks alone cost ₹6,992 for a 200 mm AAC wall (GST included), ₹7,048.16 for a 9 inch fly-ash brick wall and ₹9,218.16 for a 9 inch chamber red brick wall (both before GST).

100 sq ft = 9.290304 m² exactly. AAC uses a 600 × 200 mm face and 3 mm joints: 9.290304 ÷ (0.603 × 0.203) = 75.8955959… blocks, rounded up once to 76. The brick wall is 228.6 mm thick, so its volume is 9.290304 × 0.2286 = 2.1237634944 m³. Assume 230 × 110 × 75 mm bricks with 10 mm joints: 2.1237634944 ÷ (0.240 × 0.120 × 0.085) = 867.5504470… bricks, rounded up to 868.

The fly-ash seller lists 230 × 110 × 75 mm. The red-brick seller gives only “about 9 × 4 × 3 inch”, so we assume the same size for red bricks; measure the bricks you receive and recalculate.

• Adhesive or mortar: extra, not priced here. The joints are counted in the piece numbers.
• Transport: extra for this AAC listing. Brick prices already use the seller’s full-lorry delivery assumption. A small 100 sq ft order may not qualify; AAC has a 500-block minimum.
• Labour, unloading, cutting, breakage, bands, mesh and plaster: extra, and not compared here.

Ask your engineer to approve the wall type and thickness before substituting materials. A 200 mm AAC wall and a 228.6 mm brick wall are not automatically equivalent designs.

GST on AAC blocks: check composition and HSN

Buying checks: size, strength and the correct IS standard

Before comparing prices, get the strength class, metric size and batch test report in writing. A product name or colour does not prove compliance.

The BIS product manual for IS 2185 (Part 3):1984 identifies dimensions and tolerances (clause 3), block density (8.3), compressive strength (8.4), thermal conductivity (8.5) and drying shrinkage (8.6). Match the density and strength grade to the drawing and approved product; ask for the maker, batch and test documents. A thicker block alone does not prove a load-bearing application.

1. Write the exact metric size and strength/density requirement on the order; avoid inch labels alone.
2. Get the quantity, minimum load, rate validity, HSN, tax, freight and unloading charges in writing.
3. Agree how broken pieces, shortages and rejected batches are recorded and replaced.
4. Measure delivered pieces, reconcile the challan with accepted stock and keep the batch documents. Arrange the specified tests; a visual or ringing check alone does not prove strength.

Methodology and source dates

We check free public sources by hand. Each price keeps the date its source gives for that rate, not the date we found it. “Listed” is a seller’s advertised price; “reported” is a market publisher’s reference rate. Unit conversions keep the source’s GST basis, and a row shows a range only when its source publishes one. We have not verified any sale or dealer quote. Prices dated more than 7 days before the check are marked as older references and left out of the summary range. The summary range is the lowest and highest of the recent prices shown, not an India-wide average. The tables change only when we re-check the sources by hand. These materials are hand-checked weekly; no trend chart is published. Summary ranges keep tax bases separate. AAC m³ prices divide the source piece price by its stated block volume, without rounding the block count.

What we could not verify

• Eight named cities/towns are covered, concentrated in Tamil Nadu plus Hyderabad. Only Chennai and Hyderabad have readings within seven days of this check. Six Tamil Nadu area pages retain 2 October dates.
• No current manufacturer-issued city price circular, batch density/strength certificate or fly-ash composition was verified. GST classification for individual listed AAC products remains unverified.
• NCR Grit2Build pages were excluded: their public JavaScript uses today’s clock for the date and a city multiplier for the prices. Undated marketplace advertisements and April-only Comaron ranges were not promoted into dated rows.
• Clyft’s displayed m³ equivalents use rounded counts and sometimes disagree with its piece rates. Our conversions use its piece rates and stated metric dimensions without rounding intermediate results. No 230 mm Chennai listing was verified.
• No comparable automated history is published for AAC. These listings are hand-checked weekly; no daily update is promised.
