WBRERA/P/KOL/2023/000199. The project was registered with West Bengal Real Estate Regulatory Authority on 15 June 2023, valid until 30 April 2028. The full Royal Ganges township has four RERA registrations (Phase I and Phase II for Royal Ganges 1 and 2 respectively).

Phase I offers 62 units in two formats: (1) 22 Row House Bungalows (G+2, 3 floors) in Types A–D with carpet areas of 1,766–1,967 sq.ft, equivalent to 4 BHK; and (2) 40 Villaments (Town Houses) in 9 configurations with carpet areas of 1,128–1,937 sq.ft, equivalent to 3–4 BHK. The developer markets these across the broader township as 2/2.5/3 BHK apartments, 3 BHK duplexes, and 4 BHK bungalows.

Across the township, prices start from approximately Rs 61.84 lakh for apartments/villaments, Rs 1.45 crore for duplexes, and Rs 2.97 crore for bungalows. Phase I bungalows (1,766–1,967 sq.ft carpet) are in the premium Rs 2–3 crore range. Price per sq.ft is approximately Rs 6,500–7,000.

The RERA registration for Phase I is valid until 30 April 2028, which is the statutory completion deadline. The developer also cites December 2027 as a target possession date for flats. Given construction is ongoing and the RERA validity ends April 2028, buyers should plan around the April 2028 date.

The project is at C-4-173/New Ganga Bandha Road, Batanagar, Maheshtala, South 24 Parganas (PIN 700141) — on the western bank of the Hooghly River, south of Kolkata. It is approximately 23 minutes from New Alipore via the Sampriti Flyover. In-house shuttle service connects residents to Taratala Metro. The private jetty provides fast ferry access to central Kolkata via the river.

Phase I provides 195 parking spaces in total: 96 open parking spots and 99 covered parking spots, as confirmed in the RERA Form C certificate. There is no basement or mechanical parking.

This RERA registration (WBRERA/P/KOL/2023/000199) covers Phase I of The Royal Ganges 1 only. The full Royal Ganges township comprises 4 RERA-registered phases across 26.53 acres with 2,300+ total units. Phase I is the first of these, covering 6.14 acres with 62 exclusive low-rise units on the Hooghly riverfront.
