House construction cost in Pune (2026)
House construction in Pune costs about ₹1,900–2,350 per sq ft of built-up area in 2026 for standard finishes, with materials and labour (G+1, SiteSetu model). For the 2,000 sq ft example below, that is ₹38.3 lakh to ₹46.8 lakh. It is an estimate, not a quote.
For Pune, compare the sanctioned built-up area, the sand delivery unit and the labour contract's scope. The example uses 1,000 sq ft on each floor of a new G+1 house, with PMC and PCMC approval checks kept separate.
Construction cost per sq ft in Pune: four finish levels
In Pune, a G+1 house costs about ₹1,650–2,050 per sq ft with economy finishes and ₹3,250–3,950 with luxury finishes. All four tiers use the same local prices and structure; only finishes and services change.
| Quality | ₹ / built-up sq ft | Finish assumption |
|---|---|---|
| Economy | ₹1,650–2,050 | Ceramic tiles, distemper, flush doors, basic fittings |
| Standard | ₹1,900–2,350 | Vitrified tiles, emulsion paint, branded fittings |
| Premium | ₹2,350–2,900 | Large-format tiles or granite, UPVC windows, premium fittings |
| Luxury | ₹3,250–3,950 | Marble or wood floors, designer fittings, false ceilings |
Basis: G+1, isolated footings, roughly 3 m floor height, conventional brickwork and site-mixed M25 cost allowances. Line rates include overheads/profit; the total adds 5% contingency. Each band is ±10% around that total, rounded to ₹50/sq ft. Finish rates are national assumptions; only the listed materials and wages are local.
Excluded: land, authority and professional fees, utility connections, special foundations, basement, rock breaking, major dewatering, interiors, furniture, borewell, lift and solar. Compound wall and sump are off in the worked example; they can be added in the calculator.
Material prices in Pune: sources and selected inputs
The Pune model prices cement at ₹479 a bag, steel at ₹60/kg and red bricks at ₹10,000 per 1,000, each taken from a reported local price listed below.
The Pune material table retains each source's original unit. Sand and aggregate are converted from tonnes to cft with an explicit density assumption, while bricks are priced per 1,000. The older material bands need a fresh delivered quote before ordering. Quote M-sand for the required use; plaster sand and ungraded crusher dust are not interchangeable products.
These are August–September planning references reviewed in October, not October dealer quotations. Arsa says its material bands combine published estimates with site checks; CivilInfo explicitly labels bricks and wages as editorial estimates. The source's M-sand brass banner differs from its tonne table: this model uses the tonne table and the stated density only. Confirm delivery, pump minimums and unloading. The rates below preserve the sources' stated billing basis. They have not been normalised to a single delivered invoice. Confirm all payable additions before using the budget to place an order.
| Material | Reported reference | Calculator input | Source and date |
|---|---|---|---|
| Cement (OPC 53 price allowance) | ₹437–520/bag | ₹479 / 50 kg bag Midpoint ₹478.50 rounded to ₹479. Confirm cement specification with the engineer. | Arsa Construction — Pune material planning bands · August–September 2026 (table effective August) |
| TMT steel (Fe500D) | ₹54–65/kg | ₹60 / kg Midpoint ₹59.50 rounded to ₹60; diameter and brand still need a quotation. | Arsa Construction — Pune material planning bands · August–September 2026 (table effective August) |
| M-sand | ₹1,800–2,400/tonne | ₹95 / cft Midpoint ₹2,100/tonne. Converted at an assumed loose bulk density of 1.6 t/m³ and 35.3147 cft/m³, rounded to ₹1/cft. Moisture and packing change this; obtain a measured delivered-volume quote. | Arsa Construction — Pune material planning bands · August–September 2026 (table effective August) |
| 20 mm aggregate | ₹1,091–1,684/tonne | ₹63 / cft Midpoint ₹1,387.50/tonne. Converted at an assumed loose bulk density of 1.6 t/m³ and 35.3147 cft/m³, rounded to ₹1/cft. Moisture and packing change this; obtain a measured delivered-volume quote. | Arsa Construction — Pune material planning bands · August–September 2026 (table effective August) |
| Red clay bricks | ₹7–13/brick | ₹10,000 / 1,000 bricks Midpoint ₹10 × 1,000; editorial estimate, not a supplier-confirmed offer. | CivilInfo — Pune brick planning estimates · 10 August 2026 |
Ready-mix reference: M20 ₹4,992–6,448/m³; M25 ₹5,408–7,072/m³, reported. Arsa Construction — Pune material planning bands · August–September 2026 (table effective August) RMC is not used in the house estimate above. The engine builds concrete cost from cement, sand, aggregate, labour and sundries; replacing that with an RMC quote requires removing the corresponding site-mix inputs and pricing pumping/placing separately.
Mason, helper and labour-only construction rates

Our labour figure covers civil work, finishes, electrical and plumbing, with overheads and contingency. It is computed from wages and quantities, not quoted. Compare shuttering hire, scaffolding, curing, tile work, services and supervision line by line before choosing a contract.
Day rates describe one worker's time. A per-sq-ft contract also depends on output, included trades and who supplies tools. These references are not a minimum-wage determination. Labour is already included in the with-material total; do not add it twice.
1,500 sq ft illustrative plot, G+1: a worked Pune estimate
A G+1 house of 2,000 sq ft on this plot costs about ₹38.3 lakh to ₹46.8 lakh in Pune with standard finishes.
A 30 × 50 ft plot is 1,500 sq ft. Assume 1,000 sq ft per floor for this example: G+1 gives 2,000 sq ft built-up. The remaining 500 sq ft at ground level is merely an estimating assumption, not a compliant setback design. A land area quoted in a local unit must first be reconciled with the deed and survey plan; construction is priced on the approved floor area.
Standard finishes, with material, no wall or sump extras. 1,000 × 2 = 2,000 sq ft. The unrounded engine rate is ₹2,126.34/sq ft (shown to two decimals only to audit this example).
| Stage | Amount |
|---|---|
| Foundation and plinth | ₹3,48,666 |
| RCC frame | ₹16,01,902 |
| Masonry and plaster | ₹6,48,032 |
| Flooring and tiling | ₹2,63,424 |
| Doors and windows | ₹3,18,255 |
| Painting | ₹1,85,893 |
| Electrical | ₹3,22,595 |
| Plumbing and sanitary | ₹3,65,608 |
| Waterproofing and misc | ₹1,98,308 |
| Model total | ₹42,52,683 |
Calculation: ₹40,50,173.91 direct/overhead subtotal × 1.05 = ₹42,52,682.6 including contingency. Each stage already includes its share of the 5%. Whole-rupee stage rounding is allocated so the rows add to ₹42,52,683. Steel and shuttering for footings are grouped in “RCC frame” by the engine, so these rows are not a contractor payment schedule.
Budget range: ₹38.3 lakh to ₹46.8 lakh. The exact arithmetic makes the estimate traceable; it does not make the final building price exact.
1,000, 1,200 and 1,500 sq ft house examples
| Built-up area | Floors | Budget range |
|---|---|---|
| 1,000 sq ft per floor; 1,000 total | Ground only | ₹20.9 lakh to ₹25.5 lakh |
| 1,200 sq ft per floor; 1,200 total | Ground only | ₹25.1 lakh to ₹30.6 lakh |
| 1,500 sq ft per floor; 1,500 total | Ground only | ₹31.3 lakh to ₹38.3 lakh |
| 1,200 sq ft per floor; 2,400 total | G+1 | ₹45.9 lakh to ₹56.1 lakh |
These are floor areas, not plot sizes. Ground-only work carries the foundation over less built-up area. Adding an upper floor to an existing house also needs a structural-capacity assessment; this new-build model does not assess extensions.

Local approvals, plan fees and rules
Approval fees are not in the estimate. Get the authority's itemised demand note for your plot and budget it separately.
PMC: use the survey number and current proposal route
PMC's building-plan portal provides single-window submission, citizen proposal search, fee tools and online payment. Its notices refer to UDCPR 2020 and provisions for older proposals. Have the architect check the regulations and amendments applicable to this survey number; the plot's Pune postal address alone does not establish PMC jurisdiction.
PMC — building-plan portal and fee services · Undated; checked 20 October 2026PCMC permissions are a separate check
PCMC maintains its own building-permission service and approved-permission search. If your plot falls there, obtain the plan status and itemised assessment from that authority. Do not reuse a PMC fee illustration for a PCMC plot or infer permitted coverage from the worked budget.

PMC's portal links fee calculation and online payment. We have not verified an October 2026 payable approval total for this example. Ask for the current authority assessment, professional design fee and utility costs as separate amounts, including any proposal-specific premiums; they are outside the construction estimate.
PMC — building-permission fee tools · Undated; checked 20 October 2026Soil, foundations, monsoon and water
The estimate assumes ordinary soil and isolated footings. Your soil report decides whether the foundation costs more.
Excavation and disposal need their own scope
PMC's portal includes an excavation-royalty declaration linked to Mahakhanij. Our budgeting implication is to ask the engineer and contractor to quantify excavation, lawful disposal and any applicable royalty separately. Ordinary excavation is in the model; rock breaking, retaining work and major dewatering are not.
PMC — excavation declaration notice · Undated; checked 20 October 2026Sand delivery: reconcile brass, tonnes and wet volume
Arsa's Pune guide defines one brass as 100 cft but gives inconsistent M-sand figures in its banner and tonne table. We use only the tonne table, converted with the disclosed density assumption. Our buying advice is to record a measured load, moisture condition and delivery date; do not equate a wet tonne with a fixed dry volume.

What is the construction cost per sq ft in Pune in 2026?
The SiteSetu model gives ₹1,900–2,350 per sq ft of built-up area for standard finishes in a G+1 RCC house. It uses the local inputs reviewed on 20 October 2026, with each source date disclosed. The band includes material, labour and 5% contingency, with a ±10% estimating allowance. It is an estimate, not a quote.
What does a 1,000 sq ft house cost in Pune?
A standard ground-floor-only house of 1,000 sq ft comes to ₹20.9 lakh to ₹25.5 lakh in this model. This means 1,000 sq ft built-up, not a 1,000 sq ft plot. Land, approvals, design, utility connections and special foundations are extra.
How much is a G+1 house on a 1,500 sq ft illustrative plot in Pune?
At 1,000 sq ft per floor, the two floors total 2,000 sq ft. The standard estimate is ₹38.3 lakh to ₹46.8 lakh. The assumed footprint is not an approval rule; the sanctioned plan decides the floor area.
What is the labour-only construction cost in Pune?
The engine gives ₹600–700 per sq ft for its full standard G+1 labour scope, including civil work, tiling, painting, electrical and plumbing labour plus overheads and contingency. The separately cited local contract band can cover different work. Do not add the labour-only result to the with-material estimate: labour is already included there.
Are approval fees and difficult soil included in the Pune estimate?
No. Authority fees and professional design are separate. The model assumes isolated footings, ordinary excavation and no basement. Piles, raft foundations, rock breaking, retaining walls, major dewatering, borewell, lift, solar, interiors and furniture need separate quantities and quotes. The 5% contingency does not price those exclusions.
