House construction cost in Mumbai (2026)
House construction in Mumbai costs about ₹2,000–2,450 per sq ft of built-up area in 2026 for standard finishes, with materials and labour (G+1, SiteSetu model). For the 1,600 sq ft example below, that is ₹31.9 lakh to ₹39 lakh. It is an estimate, not a quote.
This Mumbai budget is for a small new RCC house. A society redevelopment, tower or building with a basement needs a project BOQ: demolition, rehabilitation, transit rent, lifts, fire systems and approval premiums cannot be priced by multiplying this G+1 rate.
Construction cost per sq ft in Mumbai: four finish levels
In Mumbai, a G+1 house costs about ₹1,750–2,100 per sq ft with economy finishes and ₹3,350–4,100 with luxury finishes. All four tiers use the same local prices and structure; only finishes and services change.
| Quality | ₹ / built-up sq ft | Finish assumption |
|---|---|---|
| Economy | ₹1,750–2,100 | Ceramic tiles, distemper, flush doors, basic fittings |
| Standard | ₹2,000–2,450 | Vitrified tiles, emulsion paint, branded fittings |
| Premium | ₹2,450–3,000 | Large-format tiles or granite, UPVC windows, premium fittings |
| Luxury | ₹3,350–4,100 | Marble or wood floors, designer fittings, false ceilings |
Basis: G+1, isolated footings, roughly 3 m floor height, conventional brickwork and site-mixed M25 cost allowances. Line rates include overheads/profit; the total adds 5% contingency. Each band is ±10% around that total, rounded to ₹50/sq ft. Finish rates are national assumptions; only the listed materials and wages are local.
Excluded: land, authority and professional fees, utility connections, special foundations, basement, rock breaking, major dewatering, interiors, furniture, borewell, lift and solar. Compound wall and sump are off in the worked example; they can be added in the calculator.
Material prices in Mumbai: sources and selected inputs
The Mumbai model prices cement at ₹425 a bag, steel at ₹65/kg and red bricks at ₹10,500 per 1,000, each taken from a reported local price listed below.
Use the material rates as August Mumbai planning references, then ask for delivery to the actual address and floor. A supplier's city delivery allowance does not establish pumping reach, waiting time or unloading access. Bricks remain conventional clay bricks in the engine; an AAC wall specification requires a fresh quantity and mortar calculation.
Material and wage references are dated August, not October. InfraLens publishes market-planning ranges; CivilInfo publishes unconfirmed editorial wage estimates. The October contract reference is a metro thumb rule. None prices a particular Mumbai society redevelopment, high-rise, demolition, transit rent, premium payment or restricted-access site. The rates below preserve the sources' stated billing basis. They have not been normalised to a single delivered invoice. Confirm all payable additions before using the budget to place an order.

The engine builds concrete cost from cement, sand, aggregate, labour and sundries; replacing that with an RMC quote requires removing the corresponding site-mix inputs and pricing pumping/placing separately.

Our labour figure covers civil work, finishes, electrical and plumbing, with overheads and contingency. It is computed from wages and quantities, not quoted. Compare shuttering hire, scaffolding, curing, tile work, services and supervision line by line before choosing a contract.
Day rates describe one worker's time. A per-sq-ft contract also depends on output, included trades and who supplies tools. These references are not a minimum-wage determination. Labour is already included in the with-material total; do not add it twice.
1,200 sq ft illustrative plot, G+1: a worked Mumbai estimate
A G+1 house of 1,600 sq ft on this plot costs about ₹31.9 lakh to ₹39 lakh in Mumbai with standard finishes.
The arithmetic uses a 30 × 40 ft plot (1,200 sq ft), an assumed 800 sq ft footprint and two floors, totalling 1,600 sq ft built-up. This is a size illustration, not a claim that such a Mumbai plot can obtain this sanction. Built-up area for the estimate is not the flat's carpet area or a redevelopment sale-area entitlement.
Standard finishes, with material, no wall or sump extras. 800 × 2 = 1,600 sq ft. The unrounded engine rate is ₹2,218.72/sq ft (shown to two decimals only to audit this example).
| Stage | Amount |
|---|---|
| Foundation and plinth | ₹2,92,654 |
| RCC frame | ₹13,48,709 |
| Masonry and plaster | ₹5,50,655 |
| Flooring and tiling | ₹2,15,832 |
| Doors and windows | ₹2,57,712 |
| Painting | ₹1,54,625 |
| Electrical | ₹2,65,328 |
| Plumbing and sanitary | ₹3,00,705 |
| Waterproofing and misc | ₹1,63,724 |
| Model total | ₹35,49,944 |
Calculation: ₹33,80,899.18 direct/overhead subtotal × 1.05 = ₹35,49,944.14 including contingency. Each stage already includes its share of the 5%. Whole-rupee stage rounding is allocated so the rows add to ₹35,49,944. Steel and shuttering for footings are grouped in “RCC frame” by the engine, so these rows are not a contractor payment schedule.
Budget range: ₹31.9 lakh to ₹39 lakh. The exact arithmetic makes the estimate traceable; it does not make the final building price exact.
1,000, 1,200 and 1,500 sq ft house examples
| Built-up area | Floors | Budget range |
|---|---|---|
| 1,000 sq ft per floor; 1,000 total | Ground only | ₹21.8 lakh to ₹26.6 lakh |
| 1,200 sq ft per floor; 1,200 total | Ground only | ₹26.2 lakh to ₹32 lakh |
| 1,500 sq ft per floor; 1,500 total | Ground only | ₹32.7 lakh to ₹40 lakh |
| 1,200 sq ft per floor; 2,400 total | G+1 | ₹47.9 lakh to ₹58.6 lakh |
These are floor areas, not plot sizes. Ground-only work carries the foundation over less built-up area. Adding an upper floor to an existing house also needs a structural-capacity assessment; this new-build model does not assess extensions.

MHADA publishes separate redevelopment/reconstruction guidance under DCR 33(5). That does not mean every Mumbai property follows this route. Have the architect establish land ownership, the applicable scheme and current NOC requirements before assigning premiums or additional development rights to the project.

BMC's fee tool asks for plot and built-up areas, use, FSI and other proposal inputs. We have not verified a single October 2026 plan-fee figure for this example. Keep authority charges, premiums and professional fees outside the house total and reconcile the calculator result with the issued demand note.

Stormwater and basement work need a designed scope
BMC's FAQ has a separate stormwater-remarks process, including proposed basement/podium plans and drainage-related information where applicable. Our estimating implication is to settle site levels, rainwater discharge and any pumping requirement before tendering. This house model includes neither a basement nor exceptional dewatering.

MHADA's scheme-specific guidance is a reason to establish the redevelopment scope before comparing quotes. Our advice is to price demolition, temporary works, adjacent-building protection and any rehabilitation commitments separately. A low-rise house calculation cannot establish whether a developer's redevelopment offer is viable.

What is the construction cost per sq ft in Mumbai in 2026?
The SiteSetu model gives ₹2,000–2,450 per sq ft of built-up area for standard finishes in a G+1 RCC house. It uses the local inputs reviewed on 20 October 2026, with each source date disclosed. The band includes material, labour and 5% contingency, with a ±10% estimating allowance. It is an estimate, not a quote.
What does a 1,000 sq ft house cost in Mumbai?
A standard ground-floor-only house of 1,000 sq ft comes to ₹21.8 lakh to ₹26.6 lakh in this model. This means 1,000 sq ft built-up, not a 1,000 sq ft plot. Land, approvals, design, utility connections and special foundations are extra.
How much is a G+1 house on a 1,200 sq ft illustrative plot in Mumbai?
At 800 sq ft per floor, the two floors total 1,600 sq ft. The standard estimate is ₹31.9 lakh to ₹39 lakh. The assumed footprint is not an approval rule; the sanctioned plan decides the floor area.
What is the labour-only construction cost in Mumbai?
The engine gives ₹600–750 per sq ft for its full standard G+1 labour scope, including civil work, tiling, painting, electrical and plumbing labour plus overheads and contingency. The separately cited local contract band can cover different work. Do not add the labour-only result to the with-material estimate: labour is already included there.
Are approval fees and difficult soil included in the Mumbai estimate?
No. Authority fees and professional design are separate. The model assumes isolated footings, ordinary excavation and no basement. Piles, raft foundations, rock breaking, retaining walls, major dewatering, borewell, lift, solar, interiors and furniture need separate quantities and quotes. The 5% contingency does not price those exclusions.
