House construction cost in Kolkata (2026)

House construction in Kolkata costs about ₹1,800–2,200 per sq ft of built-up area in 2026 for standard finishes, with materials and labour (G+1, SiteSetu model). For the 2,016 sq ft example below, that is ₹36.2 lakh to ₹44.2 lakh. It is an estimate, not a quote.

For Kolkata, keep katha of land separate from square feet of construction. The example uses a 2-katha plot and a stated footprint; the KMC authority assessment and the soil investigation remain separate from the house budget.

Construction cost per sq ft in Kolkata: four finish levels

In Kolkata, a G+1 house costs about ₹1,550–1,900 per sq ft with economy finishes and ₹3,100–3,750 with luxury finishes. All four tiers use the same local prices and structure; only finishes and services change.

Kolkata G+1 costs by finish quality
Quality₹ / built-up sq ftFinish assumption
Economy₹1,550–1,900Ceramic tiles, distemper, flush doors, basic fittings
Standard₹1,800–2,200Vitrified tiles, emulsion paint, branded fittings
Premium₹2,250–2,750Large-format tiles or granite, UPVC windows, premium fittings
Luxury₹3,100–3,750Marble or wood floors, designer fittings, false ceilings

Basis: G+1, isolated footings, roughly 3 m floor height, conventional brickwork and site-mixed M25 cost allowances. Line rates include overheads/profit; the total adds 5% contingency. Each band is ±10% around that total, rounded to ₹50/sq ft. Finish rates are national assumptions; only the listed materials and wages are local.

Excluded: land, authority and professional fees, utility connections, special foundations, basement, rock breaking, major dewatering, interiors, furniture, borewell, lift and solar. Compound wall and sump are off in the worked example; they can be added in the calculator.

Material prices in Kolkata: sources and selected inputs

The Kolkata model prices cement at ₹383 a bag, steel at ₹59/kg and red bricks at ₹8,500 per 1,000, each taken from a reported local price listed below.

The brick price is per piece and becomes a per-1,000 input; sand and 20 mm aggregate use tonne-to-cft assumptions. Reconcile truck quantity and delivery access before using the budget. The local contractor comparison below is a reported percentage with transparent arithmetic, not a fixed labour quote; the SiteSetu labour result is calculated independently from wages and work quantities.

The material and wage ranges are August planning evidence, not October supplier invoices. The local labour-contract comparison is a builder's percentage estimate, not a verified standalone per-sq-ft quote. Freight, narrow-lane handling, foundation design and drainage can change the actual budget. The rates below preserve the sources' stated billing basis. They have not been normalised to a single delivered invoice. Confirm all payable additions before using the budget to place an order.

Local contract reference: 30–35% of the builder's with-material budget, reported. Balaji Builds reports this labour-only share against its Kolkata standard band of ₹2,242–2,950/sq ft. Multiplication gives ₹672.60–1,032.50/sq ft, a derived comparison only, not a separately quoted contract rate. A dated fixed-rate Kolkata labour tender was not verified. Our labour figure covers civil work, finishes, electrical and plumbing, with overheads and contingency. It is computed from wages and quantities, not quoted. Compare shuttering hire, scaffolding, curing, tile work, services and supervision line by line before choosing a contract.

Day rates describe one worker's time. A per-sq-ft contract also depends on output, included trades and who supplies tools. These references are not a minimum-wage determination. Labour is already included in the with-material total; do not add it twice.

2-katha illustrative plot, G+1: a worked Kolkata estimate

A G+1 house of 2,016 sq ft on this plot costs about ₹36.2 lakh to ₹44.2 lakh in Kolkata with standard finishes.

Using the Bengal cottah/katha convention of 720 sq ft, 2 katha = 1,440 sq ft of land. An assumed 70% footprint gives 1,008 sq ft a floor and 2,016 sq ft across G+1. The CAG reference records the Bengal conversion; confirm the deed's unit. This footprint is an estimating input, not a KMC coverage or FAR entitlement.

CAG — West Bengal report, Bengal cottah conversion · Report 1 of 2020 (year ended March 2018)

Standard finishes, with material, no wall or sump extras. 1,008 × 2 = 2,016 sq ft. The unrounded engine rate is ₹1,993.88/sq ft (shown to two decimals only to audit this example).

Whole-rupee stage rounding is allocated so the rows add to ₹40,19,657. Steel and shuttering for footings are grouped in “RCC frame” by the engine, so these rows are not a contractor payment schedule.

Budget range: ₹36.2 lakh to ₹44.2 lakh. The exact arithmetic makes the estimate traceable; it does not make the final building price exact.

KMC: reconcile the plan with the property and road

KMC's building portal links sanctioned-plan search, ground coverage, FAR, licensed building surveyors and geotechnical professionals. Confirm that KMC is the competent authority for the premises before using its rules. The worked example does not establish permission or extend KMC rules to every locality marketed as Kolkata.

Plan fees have several heads

KMC lists sanction, wet-work, stacking, common-passage development and completion-related fee heads. These are not one flat percentage of construction cost. No October 2026 payable total was verified for this example; obtain the current demand notice and keep the surveyor/architect's charges separate.

Soil, foundations, monsoon and water

The estimate assumes ordinary soil and isolated footings. Your soil report decides whether the foundation costs more.

Deltaic soils require plot-level foundation advice

CGWB's 2019–20 groundwater yearbook describes Kolkata's underlying silt, clay, sand and gravel sediments. It is not a bearing-capacity report for your plot. Our budgeting implication is to obtain geotechnical advice before relying on isolated footings; piles, rafts, ground improvement and major pumping are outside this estimate.

Curing water should be checked at the source

CGWB's pre-monsoon 2024 water-quality bulletin records variation in Kolkata groundwater samples. That does not establish the quality of water at your site. Our advice is to arrange and test the intended construction-water supply, with drainage and wet-weather storage planned before work; a new borewell or treatment plant is not included.

Kolkata house construction cost FAQ

What is the construction cost per sq ft in Kolkata in 2026?

The SiteSetu model gives ₹1,800–2,200 per sq ft of built-up area for standard finishes in a G+1 RCC house. It uses the local inputs reviewed on 20 October 2026, with each source date disclosed. The band includes material, labour and 5% contingency, with a ±10% estimating allowance. It is an estimate, not a quote.

What does a 1,000 sq ft house cost in Kolkata?

A standard ground-floor-only house of 1,000 sq ft comes to ₹19.5 lakh to ₹23.9 lakh in this model. This means 1,000 sq ft built-up, not a 1,000 sq ft plot. Land, approvals, design, utility connections and special foundations are extra.

How much is a G+1 house on a 2-katha illustrative plot in Kolkata?

At 1,008 sq ft per floor, the two floors total 2,016 sq ft. The standard estimate is ₹36.2 lakh to ₹44.2 lakh. The assumed footprint is not an approval rule; the sanctioned plan decides the floor area.

What is the labour-only construction cost in Kolkata?

The engine gives ₹550–650 per sq ft for its full standard G+1 labour scope, including civil work, tiling, painting, electrical and plumbing labour plus overheads and contingency. The separately cited local contract band can cover different work. Do not add the labour-only result to the with-material estimate: labour is already included there.

Are approval fees and difficult soil included in the Kolkata estimate?

No. Authority fees and professional design are separate. The model assumes isolated footings, ordinary excavation and no basement. Piles, raft foundations, rock breaking, retaining walls, major dewatering, borewell, lift, solar, interiors and furniture need separate quantities and quotes. The 5% contingency does not price those exclusions.
