House construction cost in Hyderabad (2026)
House construction in Hyderabad costs about ₹1,700–2,050 per sq ft of built-up area in 2026 for standard finishes, with materials and labour (G+1, SiteSetu model). For the 2,520 sq ft example below, that is ₹42.2 lakh to ₹51.6 lakh. It is an estimate, not a quote.
For Hyderabad, compare the landed material quote and the labour scope before comparing a per-sq-ft headline. October cement and steel listings are available; the weaker dates on aggregate, bricks and wages are disclosed beside the inputs.
Construction cost per sq ft in Hyderabad: four finish levels
In Hyderabad, a G+1 house costs about ₹1,400–1,750 per sq ft with economy finishes and ₹2,950–3,650 with luxury finishes. All four tiers use the same local prices and structure; only finishes and services change.
| Quality | ₹ / built-up sq ft | Finish assumption |
|---|---|---|
| Economy | ₹1,400–1,750 | Ceramic tiles, distemper, flush doors, basic fittings |
| Standard | ₹1,700–2,050 | Vitrified tiles, emulsion paint, branded fittings |
| Premium | ₹2,100–2,600 | Large-format tiles or granite, UPVC windows, premium fittings |
| Luxury | ₹2,950–3,650 | Marble or wood floors, designer fittings, false ceilings |
Basis: G+1, isolated footings, roughly 3 m floor height, conventional brickwork and site-mixed M25 cost allowances. Line rates include overheads/profit; the total adds 5% contingency. Each band is ±10% around that total, rounded to ₹50/sq ft. Finish rates are national assumptions; only the listed materials and wages are local.
Excluded: land, authority and professional fees, utility connections, special foundations, basement, rock breaking, major dewatering, interiors, furniture, borewell, lift and solar. Compound wall and sump are off in the worked example; they can be added in the calculator.
Material prices in Hyderabad: sources and selected inputs
The Hyderabad model prices cement at ₹275 a bag, steel at ₹56/kg and red bricks at ₹10,500 per 1,000, each taken from a reported local price listed below.
Clyft's numbers are starting catalogue prices, not a Hyderabad retail average. ABR's tonne rates need a volume assumption before the engine can use them, and the supplier does not publish a rate date. Compare written delivered quotes for the same quantity and specification. Do not assume that a low cement starting price offsets a narrow labour scope or rock excavation.
October dates are verified for cement and steel. ABR's sand, aggregate and brick listings are undated, observed on 20 October; their age is unknown. The wage model and August contract band are weaker evidence than an October site quotation. A dated local M20/M25 RMC quote was not verified. The rates below preserve the sources' stated billing basis. They have not been normalised to a single delivered invoice. Confirm all payable additions before using the budget to place an order.

Ready-mix reference: A dated local M20/M25 supplier quote was not verified in this review. RMC is not used in the house estimate above. The engine builds concrete cost from cement, sand, aggregate, labour and sundries; replacing that with an RMC quote requires removing the corresponding site-mix inputs and pricing pumping/placing separately.

Day rates describe one worker's time. A per-sq-ft contract also depends on output, included trades and who supplies tools. These references are not a minimum-wage determination. Labour is already included in the with-material total; do not add it twice.
200 sq yd illustrative plot, G+1: a worked Hyderabad estimate
A G+1 house of 2,520 sq ft on this plot costs about ₹42.2 lakh to ₹51.6 lakh in Hyderabad with standard finishes.
200 sq yd × 9 = 1,800 sq ft of land. This illustration assumes a 1,260 sq ft footprint and G+1, giving 2,520 sq ft built-up. That 70% footprint is not a GHMC/HMDA approval rule. Use the sanctioned floor areas; parking, setbacks, road widening and layout conditions can change them.
Standard finishes, with material, no wall or sump extras. 1,260 × 2 = 2,520 sq ft. The unrounded engine rate is ₹1,861.49/sq ft (shown to two decimals only to audit this example).
| Stage | Amount |
|---|---|
| Foundation and plinth | ₹2,98,621 |
| RCC frame | ₹16,30,270 |
| Masonry and plaster | ₹7,23,666 |
| Flooring and tiling | ₹3,25,193 |
| Doors and windows | ₹3,96,900 |
| Painting | ₹2,26,427 |
| Electrical | ₹3,96,900 |
| Plumbing and sanitary | ₹4,49,820 |
| Waterproofing and misc | ₹2,43,167 |
| Model total | ₹46,90,964 |
Calculation: ₹44,67,584.94 direct/overhead subtotal × 1.05 = ₹46,90,964.18 including contingency. Each stage already includes its share of the 5%. Whole-rupee stage rounding is allocated so the rows add to ₹46,90,964. Steel and shuttering for footings are grouped in “RCC frame” by the engine, so these rows are not a contractor payment schedule.
Budget range: ₹42.2 lakh to ₹51.6 lakh. The exact arithmetic makes the estimate traceable; it does not make the final building price exact.
1,000, 1,200 and 1,500 sq ft house examples
| Built-up area | Floors | Budget range |
|---|---|---|
| 1,000 sq ft per floor; 1,000 total | Ground only | ₹18.1 lakh to ₹22.1 lakh |
| 1,200 sq ft per floor; 1,200 total | Ground only | ₹21.7 lakh to ₹26.6 lakh |
| 1,500 sq ft per floor; 1,500 total | Ground only | ₹27.2 lakh to ₹33.2 lakh |
| 1,200 sq ft per floor; 2,400 total | G+1 | ₹40.2 lakh to ₹49.1 lakh |
These are floor areas, not plot sizes. Ground-only work carries the foundation over less built-up area. Adding an upper floor to an existing house also needs a structural-capacity assessment; this new-build model does not assess extensions.

GHMC applications: use the current BuildNow route
GHMC's official notice directs new instant-registration, instant-approval and single-window applications to BuildNow. It says GHMC applications in TG-bPASS stopped from 3 April 2025. Follow the current official portal and have the architect check the property's jurisdiction and approval category.

Granite and red loam: check rock level, not just the city
CGWB's Hyderabad district brochure describes red loamy soils, granite/gneiss and limited alluvium. It is a district description, not a bearing-capacity certificate for the metropolitan outskirts. Our budgeting advice is to price rock excavation, filling and retaining work from the actual soil report. We have not assigned black-cotton-soil conditions to any locality without plot evidence.
CGWB — Hyderabad district groundwater brochure · September 2013Rainy-season sand supply and site access
TGMDC's 2026 notice describes advance coarse-sand supply through Hyderabad-area sand bazaars during June–October. Its bulk-stockyard scheme is different from a delivered house-site M-sand order. Our planning advice is to confirm the delivery lead and storage space before scheduling concrete; drainage, pumping and difficult truck access need their own allowances.

What is the construction cost per sq ft in Hyderabad in 2026?
The SiteSetu model gives ₹1,700–2,050 per sq ft of built-up area for standard finishes in a G+1 RCC house. It uses the local inputs reviewed on 20 October 2026, with each source date disclosed. The band includes material, labour and 5% contingency, with a ±10% estimating allowance. It is an estimate, not a quote.
What does a 1,000 sq ft house cost in Hyderabad?
A standard ground-floor-only house of 1,000 sq ft comes to ₹18.1 lakh to ₹22.1 lakh in this model. This means 1,000 sq ft built-up, not a 1,000 sq ft plot. Land, approvals, design, utility connections and special foundations are extra.
How much is a G+1 house on a 200 sq yd illustrative plot in Hyderabad?
At 1,260 sq ft per floor, the two floors total 2,520 sq ft. The standard estimate is ₹42.2 lakh to ₹51.6 lakh. The assumed footprint is not an approval rule; the sanctioned plan decides the floor area.
What is the labour-only construction cost in Hyderabad?
The engine gives ₹550–700 per sq ft for its full standard G+1 labour scope, including civil work, tiling, painting, electrical and plumbing labour plus overheads and contingency. The separately cited local contract band can cover different work. Do not add the labour-only result to the with-material estimate: labour is already included there.
Are approval fees and difficult soil included in the Hyderabad estimate?
No. Authority fees and professional design are separate. The model assumes isolated footings, ordinary excavation and no basement. Piles, raft foundations, rock breaking, retaining walls, major dewatering, borewell, lift, solar, interiors and furniture need separate quantities and quotes. The 5% contingency does not price those exclusions.
