House construction cost in Delhi (2026)
House construction in Delhi costs about ₹1,850–2,250 per sq ft of built-up area in 2026 for standard finishes, with materials and labour (G+1, SiteSetu model). For the 1,260 sq ft example below, that is ₹23.3 lakh to ₹28.5 lakh. It is an estimate, not a quote.
For a Delhi house, convert gaj into square feet of land first, then take the built-up area from the approved drawings. The cited material reference covers Delhi NCR; Gurgaon and Noida need their own delivered quotations and approval checks.
Construction cost per sq ft in Delhi: four finish levels
In Delhi, a G+1 house costs about ₹1,600–1,950 per sq ft with economy finishes and ₹3,150–3,850 with luxury finishes. All four tiers use the same local prices and structure; only finishes and services change.
| Quality | ₹ / built-up sq ft | Finish assumption |
|---|---|---|
| Economy | ₹1,600–1,950 | Ceramic tiles, distemper, flush doors, basic fittings |
| Standard | ₹1,850–2,250 | Vitrified tiles, emulsion paint, branded fittings |
| Premium | ₹2,300–2,800 | Large-format tiles or granite, UPVC windows, premium fittings |
| Luxury | ₹3,150–3,850 | Marble or wood floors, designer fittings, false ceilings |
Basis: G+1, isolated footings, roughly 3 m floor height, conventional brickwork and site-mixed M25 cost allowances. Line rates include overheads/profit; the total adds 5% contingency. Each band is ±10% around that total, rounded to ₹50/sq ft. Finish rates are national assumptions; only the listed materials and wages are local.
Excluded: land, authority and professional fees, utility connections, special foundations, basement, rock breaking, major dewatering, interiors, furniture, borewell, lift and solar. Compound wall and sump are off in the worked example; they can be added in the calculator.
Material prices in Delhi: sources and selected inputs
The Delhi model prices cement at ₹428 a bag, steel at ₹63/kg and red bricks at ₹8,000 per 1,000, each taken from a reported local price listed below.
Delhi NCR is the geography of the price source, not a guarantee of one delivered rate across three states. The model uses M-sand, not a river-sand or Badarpur-sand price silently substituted into the same row. Confirm the product, grading, transport and unloading for the actual address. A cheap per-sq-ft labour quote is comparable only after services and finishing trades are listed.
The material and daily-wage inputs are August Delhi NCR planning ranges, not an October Delhi-only survey. The contract guide is dated October but remains a thumb rule. Supplier delivery boundaries, state-border transport and wage compliance must be checked for the actual site; a common NCR price reference does not imply common approval rules. The rates below preserve the sources' stated billing basis. They have not been normalised to a single delivered invoice. Confirm all payable additions before using the budget to place an order.

Our labour figure covers civil work, finishes, electrical and plumbing, with overheads and contingency. It is computed from wages and quantities, not quoted. Compare shuttering hire, scaffolding, curing, tile work, services and supervision line by line before choosing a contract.
Day rates describe one worker's time. A per-sq-ft contract also depends on output, included trades and who supplies tools. These references are not a minimum-wage determination. Labour is already included in the with-material total; do not add it twice.
100 gaj (100 sq yd) illustrative plot, G+1: a worked Delhi estimate
A G+1 house of 1,260 sq ft on this plot costs about ₹23.3 lakh to ₹28.5 lakh in Delhi with standard finishes.
Here gaj means a square yard: 100 × 9 = 900 sq ft of land. Assume 630 sq ft per floor, giving 1,260 sq ft across G+1. This 70% footprint is not an MCD/DDA rule. A 50 sq yd plot is 450 sq ft of land, not 450 sq ft of guaranteed buildable floor area. Road width, setbacks, parking and the sanctioned plan decide the usable layout.
Standard finishes, with material, no wall or sump extras. 630 × 2 = 1,260 sq ft. The unrounded engine rate is ₹2,057.72/sq ft (shown to two decimals only to audit this example).
| Stage | Amount |
|---|---|
| Foundation and plinth | ₹2,07,896 |
| RCC frame | ₹9,90,829 |
| Masonry and plaster | ₹3,71,481 |
| Flooring and tiling | ₹1,63,084 |
| Doors and windows | ₹1,98,748 |
| Painting | ₹1,13,779 |
| Electrical | ₹1,99,145 |
| Plumbing and sanitary | ₹2,25,697 |
| Waterproofing and misc | ₹1,22,070 |
| Model total | ₹25,92,729 |
Calculation: ₹24,69,265.91 direct/overhead subtotal × 1.05 = ₹25,92,729.21 including contingency. Each stage already includes its share of the 5%. Whole-rupee stage rounding is allocated so the rows add to ₹25,92,729. Steel and shuttering for footings are grouped in “RCC frame” by the engine, so these rows are not a contractor payment schedule.
Budget range: ₹23.3 lakh to ₹28.5 lakh. The exact arithmetic makes the estimate traceable; it does not make the final building price exact.
1,000, 1,200 and 1,500 sq ft house examples
| Built-up area | Floors | Budget range |
|---|---|---|
| 1,000 sq ft per floor; 1,000 total | Ground only | ₹20.2 lakh to ₹24.7 lakh |
| 1,200 sq ft per floor; 1,200 total | Ground only | ₹24.2 lakh to ₹29.6 lakh |
| 1,500 sq ft per floor; 1,500 total | Ground only | ₹30.3 lakh to ₹37 lakh |
| 1,200 sq ft per floor; 2,400 total | G+1 | ₹44.4 lakh to ₹54.3 lakh |
These are floor areas, not plot sizes. Ground-only work carries the foundation over less built-up area. Adding an upper floor to an existing house also needs a structural-capacity assessment; this new-build model does not assess extensions.

NCR air-quality restrictions can change the work programme
CAQM publishes GRAP schedules and orders for Delhi NCR, alongside construction-and-demolition dust-control directions. Check the order in force when the work is scheduled. Our budgeting advice is to agree protection, storage and idle-time responsibilities; this estimate does not predict closure dates or price a shutdown.

DDA's FAQ asks for an undertaking about not stacking material on government land. Our estimating implication is to plan lawful on-site storage, delivery sizes and debris removal. Do not assume a road can serve as a free yard. These access costs and any special excavation support need written scope and a site-specific allowance.

What is the construction cost per sq ft in Delhi in 2026?
The SiteSetu model gives ₹1,850–2,250 per sq ft of built-up area for standard finishes in a G+1 RCC house. It uses the local inputs reviewed on 20 October 2026, with each source date disclosed. The band includes material, labour and 5% contingency, with a ±10% estimating allowance. It is an estimate, not a quote.
What does a 1,000 sq ft house cost in Delhi?
A standard ground-floor-only house of 1,000 sq ft comes to ₹20.2 lakh to ₹24.7 lakh in this model. This means 1,000 sq ft built-up, not a 1,000 sq ft plot. Land, approvals, design, utility connections and special foundations are extra.
How much is a G+1 house on a 100 gaj (100 sq yd) illustrative plot in Delhi?
At 630 sq ft per floor, the two floors total 1,260 sq ft. The standard estimate is ₹23.3 lakh to ₹28.5 lakh. The assumed footprint is not an approval rule; the sanctioned plan decides the floor area.
What is the labour-only construction cost in Delhi?
The engine gives ₹550–650 per sq ft for its full standard G+1 labour scope, including civil work, tiling, painting, electrical and plumbing labour plus overheads and contingency. The separately cited local contract band can cover different work. Do not add the labour-only result to the with-material estimate: labour is already included there.
Are approval fees and difficult soil included in the Delhi estimate?
No. Authority fees and professional design are separate. The model assumes isolated footings, ordinary excavation and no basement. Piles, raft foundations, rock breaking, retaining walls, major dewatering, borewell, lift, solar, interiors and furniture need separate quantities and quotes. The 5% contingency does not price those exclusions.
