House construction cost in Chennai (2026)

House construction in Chennai costs about ₹1,950–2,350 per sq ft of built-up area in 2026 for standard finishes, with materials and labour (G+1, SiteSetu model). For the 2,100 sq ft example below, that is ₹40.6 lakh to ₹49.6 lakh. It is an estimate, not a quote.

Chennai's budget needs a delivery allowance and a clear foundation scope. Local suppliers sell sand and jelly by the 100-cft unit, while coastal ground conditions and the northeast monsoon deserve separate attention before fixing the programme.

Construction cost per sq ft in Chennai: four finish levels

In Chennai, a G+1 house costs about ₹1,650–2,000 per sq ft with economy finishes and ₹3,350–4,100 with luxury finishes. All four tiers use the same local prices and structure; only finishes and services change.

Chennai G+1 costs by finish quality
Quality₹ / built-up sq ftFinish assumption
Economy₹1,650–2,000Ceramic tiles, distemper, flush doors, basic fittings
Standard₹1,950–2,350Vitrified tiles, emulsion paint, branded fittings
Premium₹2,450–2,950Large-format tiles or granite, UPVC windows, premium fittings
Luxury₹3,350–4,100Marble or wood floors, designer fittings, false ceilings

Basis: G+1, isolated footings, roughly 3 m floor height, conventional brickwork and site-mixed M25 cost allowances. Line rates include overheads/profit; the total adds 5% contingency. Each band is ±10% around that total, rounded to ₹50/sq ft. Finish rates are national assumptions; only the listed materials and wages are local.

Excluded: land, authority and professional fees, utility connections, special foundations, basement, rock breaking, major dewatering, interiors, furniture, borewell, lift and solar. Compound wall and sump are off in the worked example; they can be added in the calculator.

Material prices in Chennai: sources and selected inputs

The Chennai model prices cement at ₹350 a bag, steel at ₹63/kg and red bricks at ₹10,620 per 1,000, each taken from a reported local price listed below.

One local sand/jelly “unit” in the cited supplier list is 100 cft: ₹5,800 per unit is ₹58/cft, not ₹5,800/m³. Transport is separate for those listings. Red clay brick pricing is sourced separately so the engine's conventional-brick quantities are not applied to AAC or large red blocks. The steel price allowance uses the supplier's Fe550D listing; the structural engineer still specifies the reinforcement grade.

The supplier lists have different order and billing terms. They are material allowances, not a complete landed invoice. Daily wages have a 2026 reference but no verified October survey date. The rates below preserve the sources' stated billing basis. They have not been normalised to a single delivered invoice. Confirm all payable additions before using the budget to place an order.

Day rates describe one worker's time. A per-sq-ft contract also depends on output, included trades and who supplies tools. These references are not a minimum-wage determination. Labour is already included in the with-material total; do not add it twice.

30×50 ft illustrative plot, G+1: a worked Chennai estimate

A G+1 house of 2,100 sq ft on this plot costs about ₹40.6 lakh to ₹49.6 lakh in Chennai with standard finishes.

This example takes a 1,500 sq ft plot with an assumed 1,050 sq ft on each of two floors: 2,100 sq ft built-up. The 70% footprint is only an estimating input. GCC/CMDA rules, road width and the approved design decide the usable footprint, height and number of dwellings.

Standard finishes, with material, no wall or sump extras. 1,050 × 2 = 2,100 sq ft. The unrounded engine rate is ₹2,148.6/sq ft (shown to two decimals only to audit this example).

Calculation: ₹42,97,202.12 direct/overhead subtotal × 1.05 = ₹45,12,062.22 including contingency. Each stage already includes its share of the 5%. Whole-rupee stage rounding is allocated so the rows add to ₹45,12,062. Steel and shuttering for footings are grouped in “RCC frame” by the engine, so these rows are not a contractor payment schedule.

Budget range: ₹40.6 lakh to ₹49.6 lakh. The exact arithmetic makes the estimate traceable; it does not make the final building price exact.

Local approvals, plan fees and rules

Approval fees are not in the estimate. Get the authority's itemised demand note for your plot and budget it separately.

GCC or CMDA: start with the building category

GCC's town-planning page describes delegated planning permissions and sends other building categories to CMDA. It also requires an architect/engineer to prepare and upload the plan. Ask that professional to establish the right authority and applicable current rules for the survey number, rather than relying on the neighbourhood name alone.

Small-house self-certification has conditions

GCC's June 2024 council record describes a self-certification scheme for residential G or G+1 buildings on plots up to 2,500 sq ft and built-up area up to 3,500 sq ft. Treat those as the published scheme parameters, not an automatic entitlement: confirm the current portal's eligibility and exclusions for your plot.

Approval cost: obtain the demand advice

GCC's process generates a demand advice before final payment. Its self-certification record identifies development, building-licence, welfare, road-restoration and other applicable charges. We have not verified a consolidated October 2026 fee for this example. Keep authority charges, plan preparation and utility connections outside the construction total and obtain a current assessment.

Soil, foundations, monsoon and water

The estimate assumes ordinary soil and isolated footings. Your soil report decides whether the foundation costs more.

Clay, alluvium and coastal sand are different foundations

CGWB's Chennai profile lists beach sands, clay and alluvial soils, with several underlying rock formations. Our budgeting implication is site investigation before choosing the foundation. This estimate assumes isolated footings; piles, a raft, ground improvement or significant dewatering need a design-based quantity takeoff and a separate price.

Northeast monsoon: plan water out before finishes go in

Tamil Nadu's flood-monitoring service identifies the northeast monsoon, particularly November and December, as the main flood period for the Chennai basin. Our planning advice: resolve plinth level, site drainage, roof outlets and waterproofing details before tendering. Allow for drying time and protect materials; the flat 5% contingency is not a priced flood-protection scheme.

Chennai house construction cost FAQ

What is the construction cost per sq ft in Chennai in 2026?

The SiteSetu model gives ₹1,950–2,350 per sq ft of built-up area for standard finishes in a G+1 RCC house. It uses the local inputs reviewed on 20 October 2026, with each source date disclosed. The band includes material, labour and 5% contingency, with a ±10% estimating allowance. It is an estimate, not a quote.

What does a 1,000 sq ft house cost in Chennai?

A standard ground-floor-only house of 1,000 sq ft comes to ₹21 lakh to ₹25.6 lakh in this model. This means 1,000 sq ft built-up, not a 1,000 sq ft plot. Land, approvals, design, utility connections and special foundations are extra.

How much is a G+1 house on a 30×50 ft illustrative plot in Chennai?

At 1,050 sq ft per floor, the two floors total 2,100 sq ft. The standard estimate is ₹40.6 lakh to ₹49.6 lakh. The assumed footprint is not an approval rule; the sanctioned plan decides the floor area.

What is the labour-only construction cost in Chennai?

The engine gives ₹700–850 per sq ft for its full standard G+1 labour scope, including civil work, tiling, painting, electrical and plumbing labour plus overheads and contingency. The separately cited local contract band can cover different work. Do not add the labour-only result to the with-material estimate: labour is already included there.

Are approval fees and difficult soil included in the Chennai estimate?

No. Authority fees and professional design are separate. The model assumes isolated footings, ordinary excavation and no basement. Piles, raft foundations, rock breaking, retaining walls, major dewatering, borewell, lift, solar, interiors and furniture need separate quantities and quotes. The 5% contingency does not price those exclusions.
