House construction cost in Bangalore (2026)

House construction in Bangalore costs about ₹1,950–2,350 per sq ft of built-up area in 2026 for standard finishes, with materials and labour (G+1, SiteSetu model). For the 1,680 sq ft example below, that is ₹32.4 lakh to ₹39.6 lakh. It is an estimate, not a quote.

For a Bangalore budget, settle the sanctioned floor area first, then price the masonry choice and access for deliveries. The worked 30×40 example below uses 840 sq ft per floor, not the whole plot.

Construction cost per sq ft in Bangalore: four finish levels

In Bangalore, a G+1 house costs about ₹1,650–2,000 per sq ft with economy finishes and ₹3,350–4,100 with luxury finishes. All four tiers use the same local prices and structure; only finishes and services change.

Bangalore G+1 costs by finish quality
Quality₹ / built-up sq ftFinish assumption
Economy₹1,650–2,000Ceramic tiles, distemper, flush doors, basic fittings
Standard₹1,950–2,350Vitrified tiles, emulsion paint, branded fittings
Premium₹2,400–2,950Large-format tiles or granite, UPVC windows, premium fittings
Luxury₹3,350–4,100Marble or wood floors, designer fittings, false ceilings

Basis: G+1, isolated footings, roughly 3 m floor height, conventional brickwork and site-mixed M25 cost allowances. Line rates include overheads/profit; the total adds 5% contingency. Each band is ±10% around that total, rounded to ₹50/sq ft. Finish rates are national assumptions; only the listed materials and wages are local.

Excluded: land, authority and professional fees, utility connections, special foundations, basement, rock breaking, major dewatering, interiors, furniture, borewell, lift and solar. Compound wall and sump are off in the worked example; they can be added in the calculator.

Material prices in Bangalore: sources and selected inputs

The Bangalore model prices cement at ₹395 a bag, steel at ₹65/kg and red bricks at ₹9,000 per 1,000, each taken from a reported local price listed below.

Bangalore sand and jelly references here are sold by tonne. The calculator works in cft, so the conversion assumption is visible below. Ask for weighbridge quantity, delivered price and approved grading on one quotation. Changing red-brick walls to blocks also changes quantities and mortar; a cheaper block price cannot be substituted into a brick BOQ.

VDM publishes planning bands, not firm dealer offers. The September wage reference is older than the material review. Delivery, unloading, grade and supplier billing terms need confirmation. The rates below preserve the sources' stated billing basis. They have not been normalised to a single delivered invoice. Confirm all payable additions before using the budget to place an order.

Our labour figure covers civil work, finishes, electrical and plumbing, with overheads and contingency. It is computed from wages and quantities, not quoted. Compare shuttering hire, scaffolding, curing, tile work, services and supervision line by line before choosing a contract.

Day rates describe one worker's time. A per-sq-ft contract also depends on output, included trades and who supplies tools. These references are not a minimum-wage determination. Labour is already included in the with-material total; do not add it twice.

30×40 ft plot, G+1: a worked Bangalore estimate

A G+1 house of 1,680 sq ft on this plot costs about ₹32.4 lakh to ₹39.6 lakh in Bangalore with standard finishes.

30 × 40 = 1,200 sq ft of land. For this illustration only, 70% coverage gives 840 sq ft a floor and 1,680 sq ft across G+1. This is a budgeting assumption, not a BBMP/BDA setback rule or a promise of sanction. If your approved drawings actually provide 1,200 sq ft per floor on a suitable plot, use the separate 2,400 sq ft example below.

Standard finishes, with material, no wall or sump extras. 840 × 2 = 1,680 sq ft. The unrounded engine rate is ₹2,142.47/sq ft (shown to two decimals only to audit this example).

Electrical₹2,90,325
Plumbing and sanitary₹3,29,035
Waterproofing and misc₹1,80,124
Model total₹35,99,343

Calculation: ₹34,27,945.72 direct/overhead subtotal × 1.05 = ₹35,99,343 including contingency. Each stage already includes its share of the 5%. Whole-rupee stage rounding is allocated so the rows add to ₹35,99,343. Steel and shuttering for footings are grouped in “RCC frame” by the engine, so these rows are not a contractor payment schedule.

Budget range: ₹32.4 lakh to ₹39.6 lakh. The exact arithmetic makes the estimate traceable; it does not make the final building price exact.

BBMP searches now need a jurisdiction check

Plan fees are several charges, not one citywide percentage

The BBMP plan-sanction checklist lists licence and development charges, ground rent, security deposit, compound-wall and plan-copy fees, and labour cess. We have not verified a single October 2026 total for a 30×40 site. Ask for the authority's itemised demand note and keep the architect's fee separate; neither is included in the estimate.

Check the layout and land-use basis with BDA

BDA publishes approved layouts, master-plan/zonal regulations, building-plan services and fee circulars. Have the architect check the plot's layout and land-use documents, road width and permitted development before treating a 30×40 drawing as buildable. A layout approval alone is not the house's sanctioned plan.

Soil, foundations, monsoon and water

The estimate assumes ordinary soil and isolated footings. Your soil report decides whether the foundation costs more.

Soil and rock: price the actual excavation

CGWB's Bangalore Urban profile records granite gneiss and red loamy, sandy and lateritic soils. That district description does not establish a plot's bearing capacity. Our budgeting implication: obtain the soil report and an excavation scope, including any rock breaking or disposal, before accepting the engine's isolated-footing allowance.

October rain and construction water

IMD announced northeast-monsoon rainfall activity over South Interior Karnataka from 15 October 2026. Our planning advice is to allow for protected cement storage, drainage around open excavations and a dependable curing-water supply. The example includes ordinary curing in the concrete rate, but no new borewell or exceptional dewatering.

Bangalore house construction cost FAQ

What is the construction cost per sq ft in Bangalore in 2026?

The SiteSetu model gives ₹1,950–2,350 per sq ft of built-up area for standard finishes in a G+1 RCC house. It uses the local inputs reviewed on 20 October 2026, with each source date disclosed. The band includes material, labour and 5% contingency, with a ±10% estimating allowance. It is an estimate, not a quote.

What does a 1,000 sq ft house cost in Bangalore?

A standard ground-floor-only house of 1,000 sq ft comes to ₹20.9 lakh to ₹25.6 lakh in this model. This means 1,000 sq ft built-up, not a 1,000 sq ft plot. Land, approvals, design, utility connections and special foundations are extra.

How much is a G+1 house on a 30×40 ft plot in Bangalore?

At 840 sq ft per floor, the two floors total 1,680 sq ft. The standard estimate is ₹32.4 lakh to ₹39.6 lakh. The assumed footprint is not an approval rule; the sanctioned plan decides the floor area.

What is the labour-only construction cost in Bangalore?

The engine gives ₹700–850 per sq ft for its full standard G+1 labour scope, including civil work, tiling, painting, electrical and plumbing labour plus overheads and contingency. The separately cited local contract band can cover different work. Do not add the labour-only result to the with-material estimate: labour is already included there.

Are approval fees and difficult soil included in the Bangalore estimate?

No. Authority fees and professional design are separate. The model assumes isolated footings, ordinary excavation and no basement. Piles, raft foundations, rock breaking, retaining walls, major dewatering, borewell, lift, solar, interiors and furniture need separate quantities and quotes. The 5% contingency does not price those exclusions.
