Terrace waterproofing costs about ₹35–100 per sq ft in India in 2026 (material + labour), as reported by a Delhi applicator in June 2026: ₹35–55 for a two-coat polymer coating, ₹60–90 for two-layer APP and ₹70–100 for a PU membrane. Bathroom packages are reported at ₹45–120 per sq ft and labour alone at ₹15–25, both on 2024 rates. CPWD DSR 2023 schedule items run from ₹33.71 to ₹156.50 per sq ft.
Prices were checked on 20 October 2026, and each table keeps its source's price year. For quantities and a comparable contractor schedule, get a BOQ from your drawings. For system selection and application procedures, use our waterproofing methods guide.
Dr. Fixit's monsoon terrace guide, a 2025 article, reports a broader ₹50–150 per sq ft (about ₹538–1,615 per sq m). Do not assume that it includes demolition, slope correction or new tiles.
Waterproofing rate per sq m: CPWD DSR 2023 benchmarks#
CPWD DSR 2023 waterproofing items run from ₹362.80 to ₹1,684.60 per sq m (₹33.71–156.50 per sq ft). They are with-material, completed-item schedule rates, not labour-only charges. Source: CPWD DSR 2023, Volume II, printed pages 218 and 302–305, checked 20 October 2026. No October 2026 escalation has been applied.
| DSR 2023 item | Specified work | ₹ per sq m | ₹ per sq ft |
|---|---|---|---|
| 22.5 | Cement slurry with waterproofing compound in sunken bathroom/WC portions | 617.05 | 57.33 |
| 22.6 | Roof slurry treatment with fibreglass reinforcement; brick tiling paid separately | 688.90 | 64.00 |
| 22.22A | Fibre-reinforced acrylic roof coating, three coats, minimum 500-micron dry film | 563.10 | 52.31 |
| 14.90.1 | 3 mm APP sheet, glass-fibre reinforcement, primer and torch application | 537.45 | 49.93 |
| 14.91.1 | 3 mm APP sheet, non-woven polyester reinforcement, primer and torch application | 560.95 | 52.11 |
| 22.23.1 | Crystalline slurry on vertical RCC: two coats, 0.70 kg/m² per coat | 472.90 | 43.93 |
| 22.23.2 | Crystalline slurry on horizontal RCC: one coat, 1.10 kg/m² | 362.80 | 33.71 |
| 22.7.1 | Brickbat coba terrace treatment: 120 mm average, 65 mm minimum at khurra | 1,684.60 | 156.50 |
A ₹52.31 acrylic coating and ₹156.50 brickbat coba treatment buy different work. The latter includes the specified brickbat and mortar build-up, finishing and curing/testing. An APP sheet rate does not automatically include a new protection screed or tile finish. DSR item 22.5 includes surface preparation and polymer-slurry treatment of joints, corners and pipe/masonry junctions; do not charge those same operations twice.
Item numbers matter: the APP rates above are under repairs to buildings, sub-head 14. They are not generic prices for every APP/SBS system. Check CPWD's correction-slip register and the edition adopted by your contract.
Convert the rate, and keep the area basis#
One sq ft is exactly 0.09290304 sq m; one sq m is approximately 10.76391 sq ft.
- ₹/sq m = ₹/sq ft × 10.76391.
- ₹/sq ft = ₹/sq m × 0.09290304.
- A ₹70/sq ft quotation is ₹753.47/sq m, rounded to paise.
- A 1,200 sq ft terrace is 111.483648 sq m before vertical surfaces are added.
Use the original quantity and rate for the bill, then round the final amount. Multiplying a rounded converted rate by a rounded converted area can introduce a small difference. Waterproofing area is the surface being treated, not the home's total built-up area.
Terrace waterproofing cost per sq ft: reported market quotes#
A Delhi applicator reports ₹35–100 per sq ft for terrace systems, material and labour included. The ranges below are from Bhawani Technologies' Delhi terrace price guide, whose table states June 2026.
| System in the source | Material + labour, ₹/sq ft | Equivalent ₹/sq m, rounded |
|---|---|---|
| Polymer/cementitious, two coats | 35–55 | 377–592 |
| APP membrane, two-layer system | 60–90 | 646–969 |
| PU liquid membrane | 70–100 | 753–1,076 |
| SBS membrane, cold-applied | 65–95 | 700–1,023 |
The source excludes tile removal, major crack repair and structural repair. Confirm protection, upturns and drain detailing in the actual quote. Its two-layer APP package is not the same specification as DSR's single 3 mm sheet item.
A separate regional check: reported prices from M.B. Chetty, Ennore, dated 5 October 2026, are ₹57/sq ft (₹613.54/m²) for applied terrace coating and ₹47.50/sq ft (₹511.29/m²) for bathroom polymer-cementitious coating. The listing includes labour and material but does not define a complete remedial package; treat these as local reference points.
Labour-only vs with-material waterproofing rates#
Bathroom waterproofing labour alone is reported at ₹15–25 per sq ft, with the owner supplying the materials. Never add a labour-only rate to a supply-and-apply quote.
| Published scope | ₹ per sq ft | Equivalent ₹ per sq m |
|---|---|---|
| Bathroom labour only, material separate | 15–25 | 161–269 |
| Bathroom cementitious slurry package | 45–65 | 484–700 |
| Bathroom polymer-modified two-component package | 60–85 | 646–915 |
| Bathroom PU membrane package | 90–120 | 969–1,292 |
Reported source: JK India Waterproofing, bathroom guide, page dated 19 September 2026, but its price table explicitly says 2024 rates; accessed 20 October 2026. The package note includes coats, flood testing and protection screed, with existing damage repairs separate. The labour row says “per visit” alongside a per-sq-ft rate. Confirm whether every coat, return visit and test is covered before treating it as a complete labour price. Its floor/wall descriptions also need a written measurement basis.
There is no verified universal labour percentage here for APP, SBS, PU, crystalline or brickbat coba. Ask for a separate labour schedule for the actual system. Skilled torching, resin injection, curing visits and small bathroom mobilisation cannot be priced reliably by subtracting a bucket price from a headline rate.
For an owner-supplied system, compare material purchase + delivery + wastage + agreed application labour + equipment + testing with the complete supply-and-apply quote. Record who supplies primer, reinforcing fabric, sealant, gas, mixing tools, water and temporary protection. A cheaper labour line can leave several of these purchases with the owner.
Which method changes the cost, and why?#
In the tables above, brickbat coba and PU membranes sit at the top of the price range and cementitious or crystalline slurries at the bottom; the drivers below explain why. Dr. Fixit's application and cost guidance explains why substrate repairs, product choice and detailed junction work affect the quote; follow the selected product's technical data sheet.
| Method | Cost drivers to put in the quotation |
|---|---|
| Cementitious slurry | Substrate repair, specified consumption, number of coats, corners and curing visits. A basic slurry and a flexible proprietary two-component system are different items. |
| Polymer-modified cementitious / acrylic | Name the chemistry. Polymer-modified cementitious slurry is not interchangeable with an acrylic roof film. Price the specified dry film thickness, reinforcement, primer and exposed finish. |
| PU liquid membrane | Product grade, substrate moisture preparation, primer, film thickness, fabric reinforcement and any required UV/traffic protection. More penetrations mean more detail work. |
| APP/SBS bituminous sheet | Modifier, reinforcement, sheet thickness, number of layers, laps, primer, application method, terminations and protection. Buy the specified system rather than a generic “membrane” line. |
| Crystalline | Separate surface slurry, dry-shake treatment and concrete admixture. Price vertical and horizontal coats separately. Joint repairs and active leaks need their own scope. |
| Brickbat coba | Average thickness, roof falls, lifting brickbats/mortar, finishing, junctions and curing. DSR 22.7.1 is a substantial build-up; an existing terrace needs a structural check before extra dead load is added. |
| Injection grouting | Crack length or number of ports, resin type and actual consumption, drilling, pressure equipment, access, return visits and making good. It is not an area coating. |
Crystalline admixture is a unit trap. DSR 22.22 is ₹388 per kg, not per sq m. To estimate it, establish the concrete volume, cement content and specified dosage first. For an illustrative 10 m³ pour with 350 kg cement/m³ and 0.8% admixture by cement mass: 10 × 350 × 0.008 = 28 kg; 28 × ₹388 = ₹10,864 for that schedule item. This is not the cost of the concrete or a complete basement waterproofing system, and the dosage must match the approved specification.
What should a waterproofing quote include?#
A waterproofing quote should list preparation, repairs, primer and membrane, upturns, drains, screed and the ponding test. Ask the contractor to mark each line included, separately priced, or not required, with a reason.
| Scope line | What to define before comparing prices |
|---|---|
| Surface preparation | Cleaning and laitance removal versus breaking old tiles/screed; disposal lead and access. |
| Crack and honeycomb repair | Surveyed extent, repair material, depth and unit; keep a provisional allowance where defects remain concealed. |
| Primer and membrane | Product, coverage/consumption, coats, thickness and compatible reinforcement. |
| Upturns and junctions | Height above the stated datum, perimeter, coves, thresholds, terminations and shower wall treatment. |
| Drains and pipes | Count, collar/flange details and who repairs the plumbing. |
| Slope and protection screed | Material, thickness, falls, joints and finish. Establish whether these are one specified layer or two separate layers. |
| Ponding test | Approved cure period, test depth and duration, water, plugs, monitoring, records and retest responsibility. |
| Handover | Inspection records, measured quantities, material batches, written warranty scope and exclusions. |
The selected specification controls testing. For example, DSR 22.7.1 requires two weeks of flooding for curing and final testing of its finished terrace treatment. Do not substitute a generic short membrane test for that item. For another system, use the product and project requirements rather than copying a fixed duration from a price article.
Bathroom waterproofing cost: floors are only part of the quantity#
Measure floor treatment, wall treatment and penetrations separately. Two bathrooms with identical floor areas can have different costs if one has full-height shower walls, a sunken slab, several pipes or failed existing finishes.
A “₹60 per sq ft bathroom” quote needs an answer to which square feet? If it uses floor area only, the package must state the wall height included. If it uses all treated surfaces, add wall area and deduct excluded openings according to the agreed contract rule. Do not apply a floor-only package rate to floor-plus-wall area without checking the price basis.
Existing bathroom repairs may also require tile removal, plumbing leak diagnosis, disposal and reinstatement. Keep these outside the coating comparison unless the contractor explicitly includes them. The worked example below shows the effect of counting wall surfaces rather than quoting two bathroom floor areas alone.
Basement waterproofing cost: measure the slab and walls#
A basement's floor area is not its waterproofed envelope. For an illustrative 40 ft × 30 ft basement with 10 ft high treated walls, the floor is 1,200 sq ft and the gross wall area is 2 × (40 + 30) × 10 = 1,400 sq ft. Total gross treatment area is 2,600 sq ft, before openings and project-specific details. These dimensions illustrate measurement only.
Use separate BOQ items for the raft or floor surface, vertical walls, construction joints, penetrations, protection and drainage. External access, excavation and dewatering can dominate a retrofit. A surface coating rate cannot price those works.
For remedial work, JK India Waterproofing's PU injection article reports ₹350–₹600 per running metre for basic grouting and ₹600–₹1,200 per running metre for active leakage. The page is dated 19 September 2026 but labels these 2024 Delhi NCR prices. Confirm resin allowance, packers and repeat injections; do not convert a crack-length rate into ₹/sq ft without a measured crack survey.
BOQ measurement: plan area, upturns and running metres#
Measure horizontal surfaces and upturns in sq m, and joints, cracks and injection in running metres or numbers. Keep the measurement rule alongside the item description. DSR 22.6 explicitly measures the entire treated surface. Other composite items can include junction work within their scope. Read the adopted item before adding an extra upturn or cove charge; do not impose one billing rule on every system.
A practical measurement sheet has: location, system, drawing reference, length, breadth/height, quantity, unit, inclusions, rate and amount.
- Horizontal surface: use its measured length × breadth, adjusted for actual geometry and the contract's deduction rule. Identify untreated equipment bases and openings.
- Vertical upturn: record perimeter × specified treated height. State whether height is measured from membrane level, slab level or finished floor level.
- Running-metre option: an upturn may be a separate running-metre item only if its height and complete detail are fixed in the description. For example, 40 m of upturn at 0.30 m high is 12 m². At an assumed ₹700/m², it is ₹8,400, equivalent to ₹210/running metre. Pay either that area or that length item, not both.
- Coves, joints and injection: measure lengths or agreed points; define the cross-section and materials. Count outlets and pipe collars as numbers when separately priced.
- Membrane laps: distinguish purchased roll area from payable finished area. State how laps, cutting loss and wastage enter the rate. Do not add a blanket percentage to measured work if already included in its item rate.
- Screed: show thickness and material. Where the schedule unit is cubic metres, quantity is area in m² × average thickness in metres. Do not relabel a cubic-metre rate as a square-metre rate.
Use the contract's adopted measurement provisions, with the relevant IS 1200 part where specified. Our measurement guide explains the broader BOQ approach; the waterproofing item's own inclusions still need checking.
Worked estimate: 1,200 sq ft terrace + two bathrooms#
A 1,200 sq ft terrace plus two bathrooms comes to ₹1,53,500 of measured work in this example, or ₹1,68,850 with a 10% owner's reserve. It is an illustrative estimate prepared 20 October 2026, not a client quote; all rates are assumptions, and the selected systems need project approval.
Assume a clear 40 ft × 30 ft terrace, with continuous 1 ft high treated upturns and no openings. Each bathroom is 6 ft × 8 ft, with treatment 4 ft up its walls, one 2.5 ft wide door and no other deductions. The example wall height is a measurement assumption, not a prescribed waterproofing height; higher shower treatment must be added when specified.
Quantities, without rounding#
- Terrace plan: 40 × 30 = 1,200 sq ft.
- Terrace perimeter: 2 × (40 + 30) = 140 ft.
- Terrace upturns: 140 × 1 = 140 sq ft; total membrane surface = 1,340 sq ft.
- Bathroom floors: 2 × 6 × 8 = 96 sq ft.
- Bathroom gross wall treatment: 2 bathrooms × 2 × (6 + 8) × 4 = 224 sq ft.
- Deduct the two door strips within the treatment height: 2 × 2.5 × 4 = 20 sq ft.
- Net bathroom walls = 224 − 20 = 204 sq ft; floors + walls = 300 sq ft.
The assumed contract deducts these door strips in full and carries no separate threshold area. This is the example's agreed rule, not a claim about a universal IS deduction threshold.
Priced scope#
Basic cleaning, primer, specified membrane reinforcement and application labour are included in the assumed membrane rates. Major crack repair, collars/outlets, protection screed and testing are separate below. Assume no demolition, slope reconstruction, tile finish or plumbing replacement.
| Item | Quantity | Assumed rate | Amount |
|---|---|---|---|
| Terrace membrane, including upturn surface | 1,340 sq ft | ₹70/sq ft | ₹93,800 |
| Terrace crack repair allowance, confirmed length assumed | 20 running m | ₹150/running m | ₹3,000 |
| Terrace protection screed, assumed 40 mm average | 1,200 sq ft | ₹25/sq ft | ₹30,000 |
| Terrace outlet detailing | 4 no. | ₹500 each | ₹2,000 |
| Terrace ponding test | 1 test | ₹1,500 | ₹1,500 |
| Terrace subtotal | ₹1,30,300 | ||
| Bathroom membrane, floors + net walls | 300 sq ft | ₹60/sq ft | ₹18,000 |
| Bathroom protection screed, assumed 25 mm average | 96 sq ft | ₹25/sq ft | ₹2,400 |
| Bathroom pipe/drain collars | 6 no. | ₹300 each | ₹1,800 |
| Bathroom ponding tests | 2 tests | ₹500 each | ₹1,000 |
| Two-bathroom subtotal | ₹23,200 | ||
| Measured work total | ₹1,53,500 | ||
| Owner's optional contingency, assumed 10% | ₹1,53,500 × 0.10 | ₹15,350 | |
| Planning budget including contingency | ₹1,68,850 |
Arithmetic check: ₹93,800 + ₹3,000 + ₹30,000 + ₹2,000 + ₹1,500 = ₹1,30,300. Bathrooms: ₹18,000 + ₹2,400 + ₹1,800 + ₹1,000 = ₹23,200. Combined: ₹1,30,300 + ₹23,200 = ₹1,53,500. Contingency is an owner's allowance, not automatically payable work.
Two useful checks make the estimate easier to audit:
- Counting only terrace plan and bathroom floors would miss 140 + 204 = 344 sq ft of treated vertical surfaces. At these assumed rates, that is ₹9,800 + ₹12,240 = ₹22,040 of membrane work.
- If application labour alone were separately agreed at an illustrative ₹20/sq ft for both systems, the membrane application line would be (1,340 + 300) × ₹20 = ₹32,800. This is a hypothetical comparison, not a verified labour quotation. It excludes materials and the separately listed works and must replace, not supplement, the labour within a supply-and-apply rate.
A ₹10/sq ft change in the terrace membrane rate changes this estimate by ₹13,400, because upturns are included. The same change across the bathroom membrane surfaces changes it by ₹3,000. Fix the measured scope before negotiating the rate.
Mistakes that make waterproofing bills hard to compare#
- Comparing a coating with a complete terrace rebuild. Separate membrane, slope formation, protection and finish.
- Calling every branded chemical the same system. Record the product, chemistry, thickness and consumption, not just the brand.
- Ignoring wall area. Bathroom walls and terrace upturns can materially change a floor-area estimate.
- Paying twice for included preparation or junctions. Read the complete schedule item and the contractor's exclusions.
- Adding membrane overlaps to both the rate and the payable area. Agree the procurement and billing basis separately.
- Using one unit for everything. Injection can be per metre or point; admixture is dosed by mass; grading may be per cubic metre.
- Treating a dated web price as a current offer. Obtain a site-specific written quote, especially where a 2026 page repeats a 2024 table.
- Making the cheapest total fit by removing testing. Clarify the specified test and record its result before accepting the work.
Get waterproofing quantities into your BOQ#
Send the terrace plan, bathroom layouts, sections, waterproofing details and the proposed specification. Our desk can measure the treatment surfaces and separate membranes, upturns, screed, joints and outlets in an Excel BOQ. Existing cracks and concealed damage need site information; a drawing alone cannot confirm them.
BOQ from your drawings starts from ₹2,500 for a house, with first project 50% off (up to ₹5,000), minimum ₹2,500. Use one measured schedule to obtain comparable prices from applicators.
Frequently asked questions#
What is the waterproofing cost per sq ft in India?#
Terrace waterproofing is reported at about ₹35–100 per sq ft with material and labour in a June 2026 Delhi price guide, and ₹50–150 in Dr. Fixit's 2025 terrace guide. CPWD DSR 2023 benchmarks range from ₹52.31/sq ft for its acrylic roof item to ₹156.50/sq ft for its specified brickbat coba treatment. Confirm the system and included work before choosing a budget figure.
What is the terrace waterproofing cost per sq ft with material?#
Use the reported terrace table above for local market comparisons and the DSR table for defined schedule scopes. Ask whether the quoted area includes upturns and whether repairs, protection, outlets and testing are covered. A membrane rate alone is not a finished-terrace cost.
How much does bathroom waterproofing cost?#
It depends on the treated floor and wall area, pipe details and whether finishes must be removed. In our assumed two-bathroom example, 96 sq ft of floor plus 204 sq ft of net walls produces ₹18,000 of membrane work and ₹23,200 including the listed screed, collars and tests. Those are example quantities and rates, not a per-bathroom tariff.
What is the waterproofing labour rate per sq ft?#
The cited JK India bathroom table reports ₹15–₹25/sq ft, approximately ₹161–₹269/m², but labels its rates 2024 and its labour row “per visit”. Confirm visits, coats and scope. This does not establish a labour rate for every membrane or city.
How do I estimate basement waterproofing cost?#
Measure horizontal treatment and wall surfaces separately, then price joints, penetrations, repairs, protection and drainage. Obtain a site survey for existing leakage. A basement floor-area multiplier can omit most of the wall treatment and all remedial injection work.
Are waterproofing upturns measured in sq m or running metres?#
Either can be used when the contract item defines it clearly. An area item uses length × treated height; a running-metre item must specify that height and detail. Check whether junctions or upturns are already included in a composite item, and never pay both measurement routes for the same work.
Is brickbat coba cheaper than a liquid membrane?#
Not on the listed DSR scopes: the 120 mm average coba item is ₹1,684.60/m², while the acrylic roof coating is ₹563.10/m². Coba includes a substantial mortar/brickbat build-up. Compare the full designed roof assembly and loading, not those two isolated prices.
Can a ponding test be removed to reduce the quote?#
Keep the specified testing and agree its cost and responsibility before awarding the work. Test conditions and timing must follow the approved system; DSR's brickbat coba item has a different curing/testing scope from a proprietary liquid membrane.
